Project Description The ARB Flagship Store project is located on the east side of Rainier Ave S at 720 Rainier Ave S in Renton, WA as shown in the Attachment A vicinity map. The proposed project includes the redevelopment of an existing 9,540 square foot (SF) auto-dealership to include an up to 18,000 square feet (SF) ARB Flagship store. Vehicular access to the site would be provided via an existing driveway curb cut off of Rainier Ave S. The proposed ARB Flagship Store project is expected to be completed and occupied by the end of 2022. A preliminary site plan is shown in Attachment B. Trip Generation Trip generation for the proposed and existing uses were determined using methodology included in the Institute of Transportation Engineers (ITE) Trip Generation Manual, 11th Edition for Land Use Codes (LUC) 943 (Automobile Parts and Service Center) and LUC 840 (Automobile Sales (New)). The resulting net new weekday daily, AM, and PM peak hour trips (proposed less existing) are summarized in Table 1. A detailed trip generation estimate is included in Attachment C.
