Below are our responses (in italics) to your Submittal Comments from Nov. 3rd, 2022. I have included the wording from the fire submittal for your reference. All corrections are indicated by Revision symbol #1 on the drawing sheets. Fire Submittal Memorandum & Comments 1.) The preliminary fire flow is 3,000 gpm. A minimum of three fire hydrants are required. One within 150-feet and two others within 300-feet of the building. A minimum of one new fire hydrant will be required. One hydrant is required within 50-feet of the fire department connection for the fire sprinkler system. Looped water mains are required for fire flows that exceed 2,500 gpm. Comment: It is not clear what is happening with the existing water main that is halfway on this site and halfway on the Sound Transit site. New or relocated water mains may be required. BA: See attached Civil Drawings for new or relocated water mains required per comment above. 2.) Approved fire sprinkler and alarm systems are required throughout both the new and the existing buildings. Fire alarm systems are required to be fully addressable and full detection is required. Separate plans and permits required by the fire department. Direct outside access is required for the fire sprinkler control room. BA: See attached email confirmation from the Fire Department stating “This proposal is acceptable to the Renton fire department, given the fact that the existing and new building will be fully fire sprinklered and fire alarmed. Thanks for the coordination.” 3.) Fire impact fees for new retail occupancy additions is applicable at the rate of $ 1.25 per square foot. This fee is paid at time of building permit issuance. BA: See attached email confirmation from the Fire Department stating “This proposal is acceptable to the Renton fire department, given the fact that the existing and new building will be fully fire sprinklered and fire alarmed. Fire lanes are required to meet 20-feet width with 25-foot inside and 45-feet outside turning radius. Roadways shall support a minimum of a 30- ton vehicle and 75-psi point loading. Fire Lane signage required for onsite roadways. Access is required to within 150-feet of all points on the building. Comment: Existing fire apparatus turnaround on site needs to be relocated and reestablished on the site. This may involve removing parking and/or the building. BA: See attached PDF F1.0 “PROPOSED SITE PLAN W/ FIRE LANE LOCATIONS” and email confirmation from the Fire Department stating “This proposal is acceptable to the Renton fire department, given the fact that the existing and new building will be fully fire sprinklered and fire alarmed.
