HomeMy WebLinkAboutJ_Modification_Justification_Letter_20230306_v1Mattson Land Consulting, L.L.C. 253-228-7462 mattsonlandconsult@icloud.com 1 Justification for modification: SE 167th St is classified as a Residential Access street with an existing Right-of-Way (ROW) of 60 feet per the King County Assessors map. To meet the City's complete street standards for Residential Access streets, minimum ROW is 53 feet. Per City code 4-6-060, half street improvements shall be required and include a minimum pavement width of 26 feet (13 feet from centerline), a 0.5 foot curb, an 8 foot planting strip, a 5 foot sidewalk, street trees and storm drainage improvements. The existing established curbline would remain therefore dedication may be needed pending final survey for installation of the planting strip and sidewalk at the back of curb. However, the City will support efforts to retain the existing frontage along SE 167th St under the following condition: the curb, sidewalk and driveway must meet current ADA and City standards. A modification request is required to be submit to the City.
