The portion of N. 3rd Street involved is on a curve, and the sign would distract drivers ' attention from the roadway and railroad cross- ing. The Traffic Engineer recommended that this sign permit ap- plication be denied. Slides of the area were shown. Comments from the audience were invited. There were none. Teegarden stated he agreed with the comments of the Traffic Engineer on this matter, and if there were no further comments he would move the hearing be closed. Forgaard seconded this motion. The Chairman described the rezone application; the Planning Director pointed out location of the property on the zoning map. Slides of the property were shown. The Planning Director stated this property is located directly adjacent to property presently in King County. The Comprehensive Land Use Plan indicates single family residential for the area. The applicant proposes to divide his property into four single family lots and is requesting a less restrictive lot size require- ment than is presently in force in order to accomplish this. The present zoning requires a minimum lot size of 35 , 000 square feet. The Planning Director stated further that R-1 zoning requiring a minimum lot size of 5, 000 square feet is generally granted in the more central areas of the city; that the staff recommends SR-1 zoning for this property (7, 500 square foot minimum lot size) and adjacent properties . Sewers are available in the area, The Planning Director poi.nted' out that the granting of SR-1 zoning would, however, leave one, of the lots with less than the required width. This lot has an existing residence on it which will not be removed at this time. Audience comments, were invited. Mr. F . M. VandenBerg, 234 S.W. 153rd, Seattle, one of the appli- cants, spoke on behalf of. the rezone application. He stated he agreed that the larger lot size requirement would be more desirable for the area. He stated that each lot would contain more than 7, 500 square feet even under R-1 zoning; that 'his only concern was the fact that one lot would not have the required width under SR-1 zoning. However, this lot has an existing residence on it. Mr. VandenBerg stated he would prefer to amend his application to SR-1 zoning requested rather than allow a precedent for R-1 zoning to be established in the area.
