AN ORDINANCE OF THE CITY OF RENTON , WASHINGTON,
CHANGING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTIES WITHIN THE CITY OF RENTON FROM
GENERAL SUBURBAN RESIDENCE, DISTRICT (GS-1)
TO SUBURBAN RESIDENCE DISTRICT (SR-1)
WHEREAS under Chapter VII , Title IV (Building
Regulations) of Ordinance No . 1628 known as the "Code of General
Ordinances of the City of Renton" , as amended, and the maps
adopted in conjunction therewith, the property hereinbelow
described has heretofore been zoned as General Suburban Residence
District (GS-1) ; and
WHEREAS a proper petition for change of zone classification
of said property has been filed with the City Clerk on or about
January 2 , 1969 which petition was duly referred to the Planning
Commission for investigation, study and public hearing , and
a public hearing having been held thereon on or about January 22 ,
1969 and said matter having been duly considered by the Planning
Commission, and said rezoning request being in conformity with
the City' s Comprehensive Plan and all parties having been heard
appearing in support thereof or in opposition thereto , NOW THEREFORE

allowable in an R-2 zone by special permit. The Chairman discussed
this with the applicant at some length. Mr. Hartsock stated he
would like to amend his application from R-3 requested to R-2 . The
Commission indicated this request was acceptable. Further dis-
cussion followed concerning access, density, etc,

The Chairman described the rezone application; the Planning Director
pointed out location of the property on the zoning map. Slides of
the property were shown.
The Planning Director stated this property is located directly
adjacent to property presently in King County. The Comprehensive
Land Use Plan indicates single family residential for the area.
The applicant proposes to, divide his property into four single
family lots and is requesting a less restrictive lot size require-
ment than is presently in force in order to accomplish this. The
present zoning requires a minimum lot size of 35, 000 square feet.
The Planning Director stated further that R-1 zoning requiring a
minimum lot size of 5, 000 square feet is generally granted in the
more central areas of the city; that the staff recommends SR-1
zoning for this property (7, 500 square foot minimum lot size) and
adjacent properties. Sewers are available in the area. The
Planning Director pointed out that the granting of SR-1 zoning
would, however, leave one of the lots with less than the required
width. This lot has an existing residence on it which will not
be removed at this time.
Audience comments were invited.
Mr. F. M. VandenBerg, 234. S.W. 153rd, Seattle, one of the appli-
cants, spoke on behalf of the rezone application. He stated he
agreed that the larger lot size requirement would be more desirable
for the area. He stated that each lot would 'contain more than
7, 500 square feet even under R-1 zoning; that his only concern
was the fact that one lot would not have the required width under
SR-1 zoning. However, this lot has an existing residence on it.
Mr. VandenBerg stated he would prefer to amend his application
to SR-1 zoning requested rather than allow a precedent for R-1
zoning to be established in the area.
As there were no further comments , it was moved by Ross , seconded
by Teegarden, that the hearing be closed. Motion carried unani-
mously.

The Chairman described the application and read a letter received
from the City Engineer which stated the Engineering Department
recommends approval of the final plat of Stollenmayer Addition
as it complies with the engineering requirements of the Subdivision
Ordinance.
The Planning Director stated the staff recommended a 20-foot
building setback from S.E. 100th Street for lots 1 and 12 . The
applicant had previously agreed to this stipulation; however,
the final plat as submitted does not show this 20-foot setback.
All other requirements have been met. Slides of the property
were shown.
Audience comments were invited. There were none.
Moved by Teegarden, seconded by Mola, that the hearing be closed.
Motion carried unanimously.

The Administrative Meeting of the Renton Planning Commission was called
to order by Vice Chairman Stredicke at 8 : 05 P.M.

present except Garrison.

MOVED BY MOLA, SECONDED BY DENZER, THAT THE ABSENT MEMBER BE
