AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON
CHANGING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTIES WITHIN THE CITY OF RENTON FROM PUBLIC
USE (P-1) TO LIGHT INDUSTRY (L-1) AND BUSINESS
PARKING (B-P)
WHEREAS under Chapter VII , Title IV (Building
Regulations ) of Ordinance No. 1628 known as the "Code of General
Ordinances of the City of Renton" , as amended, and the maps
adopted in conjunction therewith , the property hereinbelow
described has heretofore been zoned as Public Use (P-1) ;
and
WHEREAS a proper petition for change of zone classification
of said property has been filed with the City Clerk on or
about February 5 , 1969 , which petition was duly referred
to the Planning Commission for investigation, study and public
hearing, and a public hearing having. been held thereon on
or about February 26 , 1969 , and said matter having been duly
considered by the Planning Commission, and Petitioner-Owner
having duly amended his petition for zoning, and said rezoning
request as amended, being in conformity with the City' s
Comprehensive Plan and all parties having been heard appearing
in support thereof or in opposition thereto, NOW THEREFORE
BE IT ORDAINED BY THE MAYOR AND THE CITY COUNCIL OF
THE CITY OF RENTON, WASHINGTON, AS FOLLOWS:
SECTION I : The following described property in the
City of Renton is hereby rezoned to Light Industry (L-1) District ,
except as hereinbelow stated; the City Engineer and the Planning
Director are hereby authorized and directed to change the
maps of the Zoning Ordinance , as amended, to evidence said
rezoning, to-wit:
(located on Logan St. bet. Airport Way 8 Cedar River)
Lots 19 , 20 , 21 and 22 , Block 4, Renton Real Estate
\\ Company' s First Addition to Renton, according to plat
thereof recorded in Volume 21 of plats , page 50 , records
of King County; Except the portion of said lots 216 22
condemned in King County Superior Court Cause No. 221409
for r/w. of Commercial Waterway District No. 2 , a
Municipal Corporation; and Except that portion of said
lots 21 and 22 conveyed to City of Renton for street
purposes by deed recorded under Auditor' s file number j.
936873 , Records of said County and EXCEPT that portion
of said lots 19 and 20 conveyed to the State of

Washington for highway purposes by deed recorded
under Auditor' s file number 3250237 , records of
said County; TOGETHER with portion of the vacated
alley lying between said Lots 19 and 20 and said
Lots 21 and 22 ; EXCEPT that the East 10 feet of

abutting Airport Way are hereby rezoned to Business
Parking (B-P) .
SECTION II : This Ordinance shall be in full force and
effect from and after its passage, approval and legal.-publication.

The applicant was advised to meet with members of the Planning
Department staff as soon as possible to work out details of the
restrictive covenants.

The Chairman described the rezone application. The Planning
Director pointed out location of the property on the zoning map
and indicated the two types of zoning requested are in compliance
with the Comprehensive Land Use Plan. He stated further that if
rezoning is granted, the applicant has indicated they will comply
with the setback and landscaping requirements of the M-P zone in
the area zoned H-1. The total area involved constitutes approxi-
mately 517 acres--187 acres in M-P; 330 acres in H-1.
Audience comments were invited.
Mr. Don Bodmer of Great Northern Railway Company' s Land and Tax
Department stated he would be pleased to answer any further Com-
mission questions; however, he had nothing to add beyond state-
ments contained on the application.
The Planning Director stated the railroad will plat the area and.
the required off-site improvements, streets and utilities will be
provided.
As there were no further comments , it was moved by Denzer, seconded
by Forgaard, that the hearing be closed. Motion carried unanimously.

Mr. James Rendahl, representing the applicant, spoke on behalf of
the rezone application. He stated in his opinion the Comprehensive
Land Use Map is in error on this property showing P-1 designation
and apparently applicant ' s property was inadvertently rezoned
along with airport property to P-1 some time in the past. Appli-
cant proposes renovation of existing structure to restaurant use,

and while B-1 zoning would suffice, L-1 zoning would be more in
compliance with surrounding area. While applicant is amenable to
restricting building of structures to the property line, she does
not wish to place restrictive covenants on the property.
The Planning Director stated the Traffic Engineer has advised a
10-foot building setback from Logan Street and also from Airport
way for reasons of sight distance and traffic safety.
It was suggested that the setback question might be handled by
granting B-P (Business Parking) zoning on the first ten feet of
the property adjacent Logan. Street and Airport Way. Mr. Rendahl
was asked if the applicant would be agreeable to a}nencling her
application accordingly. Mr. Rendahl replied that- such amendment
would be acceptable to his client, Mrs. Edwards .
As there were no further comments, it was moved by Denzer, seconded
by Forgaard', that the hearing be closed. Motion carried unanimously.
The designation on the Comprehensive Plan was discussed. ' A brief
recess was declared by the Chairman at 9:05 P.M. in order that a
copy of the Plan could be made available for Planning Commission
review. The meeting was reconvened at 9:10 P.M. All Commission
members previously reported responded present except Garrison.
Vice Chairman 'Stredicke presided.

posed relocation is estimated by State Highway Department officials
to be 1970-71.

Mr. Harold W. Jordan, 11607 Maple Valley Highway, the applicant,
spoke on behalf of the rezone application. He stated that he has
lived in close proximity to this property for 19 years and that
every few years the Highway Department runs soil samples and
surveys in the area with reference to relocation of the Maple
Valley Highway. He stated that while he believes the highway
will be widened and relocated some day, he did not feel his plans
should be held in abeyance indefinitely for such contingency.
Discussion ensued among Commission members and Mr. Jordan concern-
ing access, Fire and Water Department requirements, etc.
