According to the Minutes of "�'� the Planning Commission a small portion of said property was not to be rezoned but the file does not describe that omitted parcel. While applicant is amenable to restricting building of structures to the property line, she does not wish to place restrictive covenants on the property. The Planning Director stated the Traffic Engineer has advised a 10-foot building setback from Logan Street and also from Airport way for reasons of sight distance and traffic safety. It was suggested that the setback question might be handled by granting B-P (Business Parking) zoning on the first ten feet of the property adjacent Logan Street and Airport Way. Mr. Rendahl was asked if the applicant would be agreeable to amending her application accordingly. Mr. Rendahl replied that such amendment would be acceptable to his client, Mrs . Edwards . As there were no further comments , it was moved by Denzer, seconded by Forgaard, that the hearing be closed. Motion carried unanimously. The designation on the Comprehensive Plan was discussed. A brief recess was declared by the Chairman at 9: 05 P .M. in order that a copy of the Plan could be made available for Planning Commission review. The meeting was reconvened at 9 : 10 P.M. He stated further the State Highway Department had advised of plans to relocate the Maple Valley Highway which relocation could appreciably affect the Jordan property. The timing of' such pro- - posed relocation is estimated by State Highway Department officials to be 1970-71. Audience comments were invited. ' Mr. Harold W. Jordan, 11607 Maple Valley Highway, the applicant, spoke on behalf of the rezone application. He stated that he has lived in close proximity to this property for 19 years and that every few years the Highway Department runs soil samples and surveys in the area with reference to relocation of the Maple Valley Highway. He stated that while he believes the highway will be widened and relocated some day, he did not feel his plans should be held in abeyance indefinitely for such cgntingency. JORDAN REZONE APPLICATION FOR R-2 ZONING; SUCH ZONING BEING IN COMPLIANCE WITH THE COMPREHENSIVE PLAN. On the motion, some Commission members expressed concern about the small piece of property contained in the application on the north side of the river and suggested to Mr. Jordan that it be deleted from the rezone request. Mr. Jordan indicated it was too small for building purposes; was suitable as a turning lane from Maple Valley Highway; and was agreeable to its deletion from the ,application. The parcel will be affected by plans which are presently being prepared for the reconstruction of State Route 169 in this vicinity. In these plans both the Cedar River and the State Highway would be re-located to the south, going through the parcel in question. Our plans have not yet reached the stage at which a definite right-of-way determination can be made. In all probability, however, land in the present river channel which is to be re-located, and which is not required for right of way purposes, will be available for private acquisition when the construction is finished. The State Highway Department has plans to reroute the Maple Valley Highway and relocate the Cedar River, through the property in question. 2. Based on a 1500 . sq. ft. per unit average, 352 units .could.. be. built on the property by special permit. 190 units could be built in R-2 zone without special permit. 3. Additional access might be required in addition to the existing one-way bridge.. The bridge must be able to meet weight loading requirements of 40,000 pounds per vehicle. 4. Magstadt, Assistant Planning Director; Lyman Houk, Engineering Department; Harriet Hilder, Recording Secretary The Administrative Meeting of the Renton Planning Commission was called to order by Chairman Garrison at 8 : 05 P.M. 1 . ROLL CALL was taken by Secretary Denzer. All members responded present except Ross and Stredicke. ACTION: MOVED BY DENZER, SECONDED BY MOLA, THAT THE ABSENT MEMBERS BE EXCUSED. MOTION CARRIED. Shortly after the above motion, Commissioner Ross joined the meeting and remained throughout the session. 2 . APPROVAL OF MINUTES ACTION: MOVED BY FORGAARD, SECONDED BY DENZER, THAT THE MINUTES OF THE MEETING OF JANUARY 22 , 1969 BE APPROVED AS WRITTEN. MOTION CARRIED UNANIMOUSLY. 3 .
