Custer, Mayor Members of the City Council Renton, Washington Re: Planning Commission Recommendation for Rezoning in Area of Old Hospital Property, Downtown Renton Gentlemen: On April 7, 1969 , the City Council approved the rezone of the old hospital site from P-1 (Public Use) District to B-1 (Business Use) District. This rezone has left a strip of unrelated P-1 zoning around the hospital property and a small island of P-1 and R-1 zoning adjacent to the hospital property to the east. The Planning Commission, therefore, recommends that the City Council initiate a rezone for the remaining P-1 and R-1 parcels to B-1 zoning, which is in compliance with the Comprehensive Plan. Such rezoning would unify the area and would eliminate one of the pockets of spot zon- ing which is presently incompatible with the zoning in the downtown Renton area. (also abutting Shattuck Ave. ) The Chairman described the application. Slides of the property were shown as well as the plot plan and vicinity map. Commission comments were invited. Stredicke stated he felt a certain percentage of an area zoned for business should be set aside for landscaping as has been done in other cities, and should be handled as an ordinance requirement. The Planning Director stated the City of Tacoma has handled this subject under a "contract zoning" approach successfully, and "con- tract zoning" has been upheld by the State' Supreme Court. Audience comments were invited. Mr. Mike Lotto, representing the -Hospital District, stated the property will be advertised for public sale soon either as an entire parcel or alternatively in .smaller parcels. " The Hospital District at this time has no way of knowing how the- property- will be devel- oped. Moved by Stredicke, seconded by Denzer, that the hearing be closed. Motion carried unanimously.
