AS-�o AN ORDINANCE OF THE CITY 'OF RENTOTT, WWIASHINGTON CHANGING THE ZONING CLASSIFICATION OF CERTAIN PROPERTIES WITHIN TNT CITY OF RENTON FRON G (GENERAL CLASSIFICATION), Ira B-1 (B.USINESS DISTRICT) WHEREAS under Chapter VII , Title IV ( uilCing Regulations) of Ordinance No. 1628 known as the Code of General Ordinances of the City of Renton' , as amended; and the maps adopted iri. conjunction therewith, the property hereinbelow described has heretofore been zoned as G (GENERAL CLASSIFICATI.ON). Question was raised concerning the garage structure presently on lots 415 and 416; said structure lacking necessary front yard setback. Mr. Grice stated that the owner, Mr. Briere, has an agreement with the McGrath Corporation whereby he will remove the structure when it becomes a problem during construction of the new homes; and there is no doubt that the non-conforming structure will be phased out. Audience comments in opposition to proposed plat were invited. There were none. As there were no further comments, it was MOVED BY DENZER, SEC- ONDED BY MOLA, THAT THE HEARING BE CLOSED. MOTION CARRIED. ACTION: MOVED BY DENZER, SECONDED BY MOLA , THAT THE PLANNING COMMISSION RECOMMEND TO THE CITY COUNCIL APPROVAL OF THE FINAL PLAT OF GLENCOE 3 . MOTION CARRIED UNANIMOUSLY. The Planning Director pointed out property location on the zoning map and indicated the rezone request was in compliance with the Compre- hensive Land Use Plan. Slides of subject area were shown. Audience comments in favor of the application were invited. Dr. Daniel Hiatt, the applca-mt,.. stated he believed his plan for development of the property would be a definite asset to the business community already established in the area. Audience comments in opposition to the application were invited. There were none. Sterling asked what had been done with reference to the installa- tion of a traffic signal at the intersection of Union Avenue NE and NE 4th Street discussed at a previous hearing. The Planning Director replied that funding for the installation was in the Traffic Engineer' s 1970 budget; that the Traffic Engineer was well aware of the problem; and it was believed the installation would be effected probably by June of this year--in any event, long before applicant' s property could be developed. Commission comments ensued concerning access to the property and future street development in the area. It was determined that access from Union Avenue NE is adequate to serve the property.
