Horton 11241 Slater Ave NE, Ste 200 Kirkland, WA 98033 PROJECT LOCATION: 16210 SE 134th St Renton, WA 98059 (APN 1457500025) DATE OF EXPIRATION: June 20, 2024 PROJECT DESCRIPTION: The applicant is requesting an Administrative Tier I Temporary Use Permit in order to construct two (2) detached single family model homes on future lots created as part of the Maple Highlands subdivision (LUA18-000633), prior to the recording of the final plat. RMC 4-9-240D.1.h allows for the construction of the lesser of five (5) model homes or twenty percent (20%) of the total number of lots with a Tier I Temporary Use Permit. Subdivision of the parcel would result in 13 residential lots used for the eventual development of 13 detached single-family homes (Exhibit 1). The applicant is proposing to construct two (2) model homes on future Lot 1 and Lot 13 (Exhibits 2 and 3) prior to final plat recording. Access to the lots would be gained from Road A via 162nd Ave SE or 164th Ave SE. The applicant has completed an abatement agreement (Exhibit 4) and a release and indemnification agreement for model homes for the Temporary Use (Exhibit 5). The Temporary Use Permit is hereby approved and subject to the following conditions: *CONDITIONS OF APPROVAL: 1. All model homes shall be connected to water, sewer, and storm before building permits are final. 2. Only two (2) detached dwellings shall be issued a building permit for the Maple Highlands subdivision prior to the recording of the plat. The proposed lot lines for the model homes for Maple Highlands (Lots 1 and 13) shall be staked and strung to ensure proper assessment of setbacks prior to construction of the model homes. 4. The applicant shall provide approved access and fire hydrants prior to construction of the model homes. Identification of such access and hydrants shall be provided with the building permit application for review and approval by the Planning Division Project Manager and the Fire Plans Reviewer. The approval body may modify his decision if material evidence not readily discoverable prior to the original decision is found or if he finds there was misrepresentation or fact. After review of the Reconsideration request, if the approval body finds sufficient evidence to amend the original decision, there will be no further extension of the appeal period. Any person wishing to take further action must file a formal appeal within the 14-day appeal time frame. APPEALS: Appeals of permit issuance must be filed in writing on or before 5:00 p.m. on July 5, 2023. Appeals must be submitted electronically to the City Clerk at cityclerk@rentonwa.gov or delivered to City Hall 1st floor Lobby Hub Monday through Friday. The appeal fee, normally due at the time an appeal is submitted, will be collected at a future date if your appeal is submitted electronically. The appeal submitted in person may be paid on the first floor in our Finance Department. Appeals to the Hearing Examiner are governed by RMC 4-8- 110 and additional information regarding the appeal process may be obtained from the City Clerk’s Office, cityclerk@rentonwa.gov. EXPIRATION: A Temporary Use Permit is valid for up to one (1) year from the effective date of the permit, unless the Community & Economic Development Administrator or designee establishes a shorter time frame or an applicant can request that a permit be valid beyond the one year expiration, for up to five years at the time of application or prior to permit expiration. EXTENSIONS: Extension requests do not require additional fees and shall be requested in writing prior to permit expiration to the Department of Community & Economic Development Administrator.
