AMENDMENT TO TRIPLE NET LEASE
The Triple Net Lease, dated January 1, 2009, between, WARREN, BARBER, DEAN & FONTES
BUILDING PARTNERSHIP, a Washington partnership, Lessor, and the CITY OF RENTON, a Washington
municipality, Lessee, for the lease of the property known as 100 S. 2nd Street, Renton, King County,
Washington, as more particularly described in said Triple Net Lease, is hereby amended as follows:
WHEREAS, Lessee has decided to move the City Attorney's staff to 200 Mill Avenue S.;
and
WHEREAS,the City Attorney's staff is the tenant under this Triple Net Lease; and
WHEREAS,the time to do the necessary tenant improvements to 200 Mill Avenue S. is
taking longer than anticipated; and
WHEREAS,the Lessee is enduring substantial budget restraints;
NOW,THEREFORE,the Triple Net Lease is amended as follows:
A. The term under section 1.3 is extended until October 31, 2013.
B. The minimum rent under section 1.4 is fixed at Seven Thousand Five Hundred
Dollars ($7,500) per month without CPI-U adjustments.
C. Section 2.2, Option Terms, is deleted.
D. Section 2.3, Holding Over, is modified to provide a two (2) month holdover
period of November and December 2013 with the rent to remain fixed at Seven Thousand Five
Hundred Dollars ($7,500) per month.At the end of that time, if there is additional time of
holdover,the parties shall renegotiate the lease amount or enter into a new lease.
E. Section 4.3 is amended to eliminate the requirement that Lessee pay real estate
taxes due to King County.

F. Except as modified hereunder,the Triple Net Lease shall remain as drafted.
