Due to the floor plan layout of rooms and stairway it’s impossible to add more window- door square footage to meet the 25 percent per planning requirements. The calculated front façade outline per planning is 688 square feet, I calculated 559 square feet. In my calculation of façade outline I did not include space below the main floor line because there would not be any window or doors in that space. I also believe the triangle space of the gable ends of the roof should not be included in the façade square footage. If these roof ends were hip roofs, then that triangle area would not be included. Our total square footage for windows and door is a total of 95 square feet. If you calculate using 688 square feet that only allows for 14 percent. If you use 559 square feet, it gets to 17 percent. As for meeting the guidelines, we have done the best in trying to achieve the most window and door square footage on the front façade do to floor plan layout that allows the most wall square footage to place window and door ope nings to full fill the best percent of windows and door to wall square footage ratio.
