PLANS • EXPERT TESTIMONY Member of International Society of Arboriculture and Society of American Foresters August 3, 2023 Serena Dudaš MainVue Homes 121 3rd Avenue Kirkland, WA 98033 RE: Brennon Landing Off-site Tree Assessment Dear Ms. Dudaš: We have conducted an assessment of all off-site trees with potential driplines or root protection zones (RPZs) that encroach onto the Brennon Landing site. The purpose was to identify potential impacts from the construction of the project and recommend mitigation for the off-site trees. A field assessment was conducted on July 13, 2023. Findings and Recommendations The Brennon Landing project is a 1.64-acre site at 1400 Aberdeen Avenue NE in Renton, WA. The site has been cleared and graded for the project. The off-site trees surrounding the site are located along the east and south property lines. The protection of the off-site trees was described in the Washington Forestry Consultants report, dated March 19, 2021. The trees were not numbered in the field, but their approximate locations are shown in Attachment 1. Information collected for each tree was species, estimated DBH, condition, distance to property line, on-site root protection zone, and dripline overhang. Our assessment found 23 offsite trees on 5 separate lots. Tree species include red maple (Acer rubrum), fig (Ficus carica), Japanese maple (Acer palmatum), Douglas-fir (Pseudotsuga menziesii), flowering cherry (Prunus spp.), Leyland cypress (Cupressus × leylandii), European white birch (Betula pendula), mountain ash (Sorbus americana), Norway maple (Acer platanoides), English holly (Ilex aquifolium), and vine maple (Acer circinatum). Nineteen of the trees are in ‘Fair’ and above condition and four of the trees are in ‘Poor’ condition. The trees range in diameter from 2 to 24 inches DBH. Six trees are set back from the property line and do not have critical root zones (CRZs) that extend onto the project site. Seventeen trees have CRZs that extend onto the site between 2 and 9 feet. The CRZs of all off-site trees have been protected from on-site grading. Retaining walls have been built offset from the property lines and did not impact the CRZs of the off-site trees. Brennon Landing Off-site Tree Assessment Washington Forestry Consultants, Inc. Page 2 Twenty-one of the trees have crowns that overhang the site. The overhangs range between 1 and 25 feet. Only the Norway maple, tree K, has branches that encroach onto the building lots. The tree may need to be pruned to complete construction. The overhanging branches can be pruned at the property line without damaging the health of the tree. The following table is a summary of all assessed off-site trees. Table 1. Page 3 Summary Twenty-three off-site trees adjacent to the Brennon Landing site were assessed for potential impacts from construction. Twenty-one trees have driplines that overhang the site and can be pruned at the property line without causing harm to the trees. Seventeen of the trees have critical root zones that encroach onto the project site. The CRZs of the trees have been protected on the project site. No mitigation will be required. It is considered an ‘Act of God’ when a tree fails, unless it is directly felled or pushed over by man’s actions.
