Grady Way Renton, WA 98057 April 26th, 2023 SUBJECT: Construction Mitigation Description This letter is being provided to address construction mitigation for Grant Place Townhomes located at 1600 Grant Avenue South in Renton, Washington, parcel number 202305-9052. This property has been partially constructed, however, the preliminary plat permit expired January 2023. Currently 90% of the on-site utilities, rough grading for the looped alley, all building foundations, with 4 of the 8 buildings have been constructed. After all permits have been approved and construction continues the following construction mitigation will be followed: A. Proposed construction dates a. Resume construction May 1st, 2023 b. Estimated Completion date May 1st, 2024 B. Hours and days of operation will be per the City of Renton construction standards in RMC 4-4-030 C3. Commercial, multi-family, new single family and other nonresidential construction activities shall be restricted to the hours between seven o’clock (7:00) a.m. and eight o’clock (8:00) p.m., Monday through Friday. Work on Saturdays shall be restricted to the hours between nine o’clock (9:00) a.m. and eight o’clock (8:00) p.m. No work shall be permitted on Sundays. C. Proposed hauling/transportation route for construction materials will be from the project entrance south on Grant Ave S. turning west on S. Puget Dr. and north on Talbot Rd. S. towards I-5. D. Measures to be implemented to minimize dust, traffic and transportation impacts, erosion, mud, noise, and other noxious characteristics. A temporary erosion and sediment control (TESC) plan will be prepared as part of the design drawings and will be implemented by the contractor during construction to reduce the potential for site erosion and sediment laden water leaving the site. The TESC plan will include items such a s a stabilized construction entrance, silt fencing, catch basin insert protection, sediment ponds, requirements for covering stockpiles, temporary stabilization measures, and dust control. Construction traffic and noise impacts will be restricted to the Ci ties construction standards for hours and days of operation. If construction activities exceed permitted noise levels, the inspector would instruct the contractor to implement measures to reduce noise impacts to comply with the Noise Control Ordinance, whi ch may include additional muffling of equipment. E. There are no special hours proposed for construction o r hauling at this time. F. A Preliminary traffic control plan will be provided with the civil engineering plans. Construction workers will be able to park within the ROW along Grant Ave S. without affecting the current traffic flow, big trucks with supplies will be able to pull into the private alley for deliveries and use the circular drive to exit the property. Entrance and exit signs will be posted for safety.
