HomeMy WebLinkAboutB22002722 PERMIT CONDITIONSDEPARTMENT OF COMMUNITY AND ECONOMIC DEVELOPMENT Conditions for Permit B22002722 Building 1 All new residential utility installations (electric, cable, phone, Etc.) shall be installed underground. 2 TREE PROTECTION MEASURES FOR ALL TREES IN THE CONSTRUCTION AREA OF A DEVELOPMENT SITE. THESE MEASURES INCLUDE: 1. 6 foot high chain link fences around the trees out to and including the drip line of the tree. 2. All the area within the fenced area needs a minimum of 3" of bark mulch. 3. Warning signs must also be included on the fence. 4. Construction activity, parking, and storage of materials and equipment is not allowed within the drip line (and therefore fenced) area of any tree. 5. The only new impervious surfaces allowed within the drip line of existing trees are those shown on approved building or construction plans, which typically should be limited to the new buildings, new driveways, new parking lots, new streets and new sidewalks. 3 Authorized hours of construction/activity: 7:00 a.m. - 8:00 p.m. Monday Through Friday; 9:00 a.m. - 8:00 p.m. Saturday; No work allowed on Sunday. Per Ordinance 4703, 2-2-1998 4 Water and sewer permits are required to be approved prior to the final inspection for the building. 5 All construction, demolition and land clearing waste must be recycled at a King County licensed or approved facility, or taken to Regional Disposal Facilities. 6 Instructions for Issued permits: 1. Print full~sized plan sheets in color for field inspector, plans must have text at 1/8" or larger for inspector, print conditions of approval and attach them to the approved set of plans for the inspector. 2. Hard copies of permit, approved plans, site plans, and conditions must remain on the job site for the inspector. Inspections will not take place if printed plans are not on site. 7 Erosion control shall be in place and inspection approved prior to disturbance of soil on site. 8 Provide structural calculation at the job site for verification by the Building Inspector. 9 Ground Electrode System (either 1 or 2 are approved methods): 1. An electrode of at least 20 ft long bare copper, sized in accordance with NEC. 2. An electrode of 20 ft long #4 rebar (not less than 1/2 inch in diameter) and sized per NEC; either one shall be encased by at least 2 inches of concrete, located within and near the bottom of a concrete footing that is in direct contact with the Earth, and shall be installed in all new residential and commercial construction. Engineering 10 Prior to start of storm utility installation, applicant shall submit to the buliding permit project manager for review and approval by the development engineering plan reviewer, a revised drainage plan demonstrating the on site storm utility connects to the stub within the ROW, or, applicant shall submit to the development engineering project manager for review and approval a revision to construction permit C23000097 demonstrating the ROW stub connects to the on site utility. 11 Prior to building permit final, applicant shall provide a revised declaration of covenant to the buliding permit project manager for review and approval by the development engineering plan reviewer, that provides exhibits consistent with the proposed drainage plans. 12 Prior to start of utility installation, applicant shall submit to the building permit project manager for review and approval by the development engineering plan reviewer a revised site plan demonstrating the on site utilities connect to the services within the ROW, or submit to the development engineering project manager for review and Page 1 of 2 approval a revision to construction permit C23000097 demonstrating the services within the ROW connect to the on site utilities. 13 Applicant shall resubmit a drainage plan to the buliding permit project manager for review and approval by the development engineering plan reviewer demonstrating how the driveway complies with the basic dispersion BMP sheet flow (IE provide slope, direction arrows and flowpath, etc.) described in the drainage assessment, or provide a revised drainage assessment demonstrating the BMP infeasibility and compliance with BMP implementation standards. 14 Single-family driveways exceeding eight percent (8%) slope shall provide slotted drains at the lower end with positive drainage discharge to restrict run-off from entering the garage/residence or crossing any public sidewalk. Driveways shall not exceed fifteen percent (15%) without an approved variance from the CED Administrator. Planning 15 Planning General Conditions Prior to final inspection the applicant shall install trim to the standards of RMC 4-2-115E3, Architectural Detailing. Revised plans showing all windows and doors with trim meeting standards shall be provided prior to framing of residence. 16 Planning General Conditions Prior to framing of the residence the applicant shall submit revised plans showing all projections into the rear yard setback meeting applicable requirements. The currently shown projection, with French doors, extending into the rear yard setback shall either: 1) replace the french doors with windows to remain; or 2) be removed and place french doors meeting setbacks in the same location. Framing shall not begin until Planning has approved the revised plans. 17 Planning General Conditions A minimum of two (2) colors is required to be used on the dwelling (body with different color trim is acceptable). Prior to final inspection the application shall demonstrate that the residence is meeting this requirement. Water 18 Water General Condition The applicant shall verify with Renton Regional Fire Authority to determine if a residential fire sprinkler system is required due to the large size (over 3,600 sq-ft) of the proposed residence. A new 1-inch domestic water service and water meter is required. The existing 3/4-inch meter shall be cut and capped at the main line by city forces. Water meter permits are required. Page 2 of 2
