I have requested that the performance surety be released, please allow a couple of weeks for processing. Copied below is the log for reference. It has been a pleasure working with you guys on this and I look forward to the building permits. 1. Complete all utility, drainage, paving, grading, lighting, landscaping and street improvements for the projects, including offsite and onsite improvements, as required. * Record drawings are required prior to punch list inspection. See Item #5 below describing the Record Drawing process. * Completion of all improvements includes all outstanding punchlist items as requested from the Construction Inspector and/or the City Maintenance Division. Note: the maintenance walk-thru period is 10 working days after the Inspector walk-thru. [NJ 11/22] – Punchlist attached. Please call Patrick for an inspection to verify completion. Note if the punchlist is unable to be complete prior to recording we will be amenable to deferment of the fence installation. Please let me know if this is the case as we need to allow processing time for any deferrals (we can have more than one deferral permit if needed). [NJ 11/30] – Punchlist signed off. Complete. * All franchise, building, and electrical permits associated with civil construction permits shall receive final sign off from the City. Typical work include dry utilities, demolition, storm drainage vaults, street lighting, retaining walls, etc. 1. Landscape Completion. When landscaping is complete and record drawings of the landscaping have been submitted, contact Jill Ding (jding@rentonwa.gov<mailto:jding@rentonwa.gov>) for landscaping inspection. [NJ 11/22] – I understand this is intended to be deferred. Please see item 4 for the required deferral materials. Once the deferral is issued this item will be considered complete. [NJ 11/29] – See item 4. Deferral has been approved but will not be issued until a surety is received. Item will be considered complete once the deferral permit is issued. [NJ 11/30] – Deferral DEF21005090 issued. Complete. 1. Conditions of Approval. Ensure all project entitlement conditions of approval are completed (i.e. SEPA, Site Plan, Modifications, Permit, etc). [NJ 10/7] – This is a placeholder and will be verified upon completion of the punchlist walkthroughs. [NJ 11/30] – final plat documents indicate that condition number 1 has not been complete and either “signage and fencing will either be installed prior to final plat approval or a deferral will be approved with the City”. Please confirm when installation will be complete to allow for verification, or, submit a deferral (note staff will support a deferral). [NJ 12/6] – Deferral request received and DEF21005788 issued for this scope of work. 1. Deferrals. A deferral permit must be issued for any items that will not be completed prior to recording. The deferral permit shall be issued before the final punchlist walk-throughs will commence. Typical deferral items include final lift of asphalt, raising and paving of manholes and catch basins, installation of survey monuments and striping/channelization of the roadway. Jim, If it comes down to it and there is difficulty getting it from the bank in time let me know. We can do a cash surety while the surety from the bank is being processed. Then, once the bank has issued the surety and it is found to be acceptable to us upon receipt, we can accept it and release the cash surety. This is not preferred but is the last resort option to ensure that a maintenance surety is provided which is a requirement of closing the civil construction permit.
