Project Scope: Addition to Single-Family Residence.
Project Narrative: A clear and concise description and summary of the proposed project, including the
following:
a. Project name, size and location of site;
House addition at 1401 Aberdeen Ave NE, Renton. The lot is 8,270 square feet.
b. Zoning designation of the site and adjacent properties;
The lot is zoned as R-8. It is located next to several Single-Family Residential lots.
c. Current use of the site and any existing improvements;
The current use is Single-Family Residential.
d. Special site features (i.e., wetlands, water bodies, steep slopes);
N/A
e. Statement addressing soil type and drainage conditions;
The current drainage system consists of a perforated stub out that overflows to the city storm
system.
f. Proposed use of the property and scope of the proposed development (i.e., height, square footage,
lot coverage, parking, access, etc.);
The new house addition will consist of adding 1,042 square feet of footprint to the existing
building. It will have 2 levels with the bottom being an attached garage and the upper being
conditioned living space. The new total lot coverage is estimated as 2,187 sf or 26.4%. The
proposed new building height will be approximately 26.5 ft at the roof ridge measured from the
finished grade.
g. Proposed off-site improvements (i.e., installation of sidewalks, fire hydrants, sewer main, etc.);
A Modification Request and Fee in Lieu of Street Improvements application was submitted to
waive any street improvements.
h. Total estimated construction cost and estimated fair market value of the proposed project;
Approximately $500,000.
i. Estimated quantities and type of materials involved if any fill or excavation is proposed;
Cut below the new 324 sf crawl space is estimated as 30 cubic yards to be hauled off site.
j. Number, type and size of trees to be removed;
150,000.00

No trees exist in the lot. New ones will be planted to satisfy the city zoning requirements.
k. Explanation of any land to be dedicated to the City;
No easements proposed. See Modification request and Fee in Lieu of Street Improvements
application for additional information.
