Project name: El Pollo Loco Site Development Parcel No: 9374000400 (0.73 acres) Location of Site: 4225 NE 4th Street Renton, Washington, 98059 Size: Proposed Building = 2,600 SF± b.) Zoning Designation of Site: Commercial Arterial (CA) Zoning Designation of Adjacent Properties: Commercial Arterial (CA) to the South and West Right-of-way to the North and East c.) Current Use of the Site: Vacant (Commercial) d.) Special Site Features: None e.) Statement Addressing Soil Type and Drainage Conditions: Existing loose to medium, silty fine to coarse sand with gravel, scattered organics, and concrete at a depth of 1 to 5 feet below existing grade. Loose to medium dense, moist, fine to coarse sand, with gravel are encountered at a depth of 5.5 to 10 feet. Seepage of groundwater at a depth of 10 to 11.5 feet below existing grade. Per Geotechnical report by Associated Earth Sciences, Inc., dated December 16, 2013. Existing on-site drainage system conveys stormwater via conveyance piping, and ultimately discharges stormwater to a detention pond located west of site (parcel #9374000530). The Detention Pond has accounted for the development of the site. Per Section 5 of Technical Information Report by ESM Consulting Engineers, LLC, dated December 1, 2014. f.) Proposed Use of the Property: El Pollo Loco (fast food restaurant with drive-thru). Proposed building with associated site improvements, including asphalt paving, concrete walk, and parking lot islands. g.) Proposed Off-Site Improvements: None h.) Estimated Quantities of Materials Excavated or Filled: Minimal cut/fill, site was previously rough graded and is sloped at about 2-5% throughout. Estimated Types of Materials Excavated or Filled: Demolition of existing pavements as necessary to accommodate the proposed site development. Topsoil and fill material to be excavated for construction of new building foundation. Imported fill material will be clean granular material for pavement subbase. j.)
