HomeMy WebLinkAboutJ_BINDAAS_Conditional Use Permit JustificationConditional Use Permit Justification An exterior window on the S 3rd St, will be replaced to facilitate a To Go Counter/Walk- up Window. We plan to have this street facing window (Walk-Up) open for business at the same hours as the restaurant. We will be serving snow cones, Indian flavored ice cream, chai, coffee and Indian snacks (does not require cooking, only assembly). This window will also be used to pick up online orders, over-the-phone orders as well as by app-based delivery drivers. We expect no more than 20 customers waiting in line. We anticipate this Walk-UP window to be very successful and the first of many in the Renton area. a. Consistency with Plans and Regulations: The proposed use is compatible with the general goals, objectives, policies and standards of the Comprehensive Plan, the zoning regulations, and any other plans, programs, maps, or ordinances of the City of Renton. Per 4-2-060 Zoning Use Table – Uses Allowed in Zoning Designations: PERMITTED b. Appropriate Location: The proposed location of the walk-up window will not result in the detrimental overconcentration of the particular use within the city or within the immediate area of the proposed use. The proposed walk-up window location is purposely located in the middle of the restaurant facade to keep the customers from spilling onto the neighboring businesses. c. Effect on Adjacent Properties: The proposed use at the proposed location will not result in substantial or undue adverse effects on adjacent property as the queue for the walk–up window will be maintained within property lines. d. Compatibility: The proposed use will be compatible with the scale and character of the neighborhood as it complies with the nature of surrounding business on the street. e.
