Bindaas - Indian Sports Bar (21+) and Family Restaurant
Social at 3rd - Banquet Hall for private events
Project Description by Owner Operators: Abhishek S. Makkar & Runika Tiwari
We are excited to bring something absolutely unique to the City of Renton. In the heart of
Renton downtown, our business will join many other existing restaurants and bars on S 3rd
Street. The street is well known to locals for food and drink, with heavy foot traffic on weekends
and weekday evenings. Our plan is to create two separate operations, business opportunities
that target different clientele and generate sales independent of each other.
We intend to create an Indian sports bar, first of its kind in the Seattle area. While the
business will be inclusive showcasing all major sports, emphasis will be on all major Indian and
southern Asian sports and events such as cricket, soccer and badminton matches. The bar will
feature a pub like menu with an Indian twist, beverages including but not limited to beer, wine,
cocktails and non-alcoholic drinks. We are also considering live entertainment (vocal and
instrumental) and DJs.
Adjacent to this space will be a restaurant open for lunch, dinner and on the weekends
for Indian afternoon tea. Our menu will feature creative and eclectic dishes with some regional
influence but mostly modern global Indian delicacies.
The second half of the building will be a banquet hall for private events. This business
will have a separate entrance to the space, a separate address to advertise and will function as
an entirely separate entity. This event space will use a second fully furnished existing kitchen, to
cater to events of all sizes. We will also use that kitchen for weekly catering, office packed
lunches, etc. The event space will also have a small bar and live counters for various events
such as baby showers, birthday parties and weddings. The menu will be inviting and easily
customizable to every need and we anticipate this space to be sold out on most weekends of the
year. We look forward to working with offices nearby such as Paccar and Boeing, local sports
teams and Renton businesses, bureau/chamber of commerce and schools nearby looking for
meetings/event spaces and catering needs.
An exterior window on the S 3rd St, will be replaced to facilitate a To Go Counter/Walk-
up Window. We plan to have this street facing window (Walk-Up) open for business at the same
hours as the restaurant. We will be serving snow cones, Indian flavored ice cream, chai, coffee
and Indian snacks (does not require cooking, only assembly). This window will also be used to
pick up online orders, over-the-phone orders as well as by app-based delivery drivers. We
expect no more than 20 customers waiting in line. We anticipate this Walk-UP window to be very
successful and the first of many in the Renton area.
We are proposing a sidewalk cafe on the south side of the restaurant’s main entry, to
increase visibility and foot traffic for us and neighboring businesses, thereby contributing to the
value of the city. The suggested Cafe will serve only the guests from the walk-up window. No
alcohol will be served. This sidewalk area will function like a sidewalk cafe for a coffee shop,
where guests will be sitting for a short period of time to consume food and beverages purchased
from the walk-up window. Since no alcohol will be served, we are requesting a fence-free
sidewalk cafe permit to set up 3-4 tables.
We plan to source local and regional produce, create dishes with what’s seasonally
available or in abundance from local farms. We will also feature local breweries and wine
makers in the bar, restaurants and the banquet hall. We are committed to offering exceptional
dishes prepared with the fresh ingredients using the highest food safety standards in the
industry. Our staff will be a reflection of our clientele, providing friendly service and making
everyone feel welcome in our place of business.

EXTERIOR: Install entry door for restaurant/bar, replace existing door to banquet with
larger door, demolish existing windows and install new larger windows. Update facade finish
and lighting. Replace signage.
