All of the information within this narrative will also be found on the site plan Sheet 1 of 1 and
the civil plans. On behalf of our clients, we would like to submit the following project narrative:
This project consists of the following tax parcel number: 1123059068.
The site addresses for the existing parcel is 5815 NE 8TH ST Renton WA.
The property within this application contains 84,115 Sq Ft.
The project will consist of construction of a 6-lot short plat with the average lot size of 9,201 sf.
The proposed improvements include the six new lots to accommodate the construction of six
new homes and parking, half street frontage improvement on Pasco Place NE consisting of
curbs, gutters and sidewalks, Side walk improvements along NE 8th street, and a shared driveway
with hammerhead turn around to access lots 5&6. The Total Impervious Area: 0.879 acres
Runoff from the site will drain to an onsite vault located in tract A for storage and discharge.
The total PGHS area is over 5,000 requiring enhanced basic water quality in the form of a
Filterra filter system.
Roads, parking & driveway water quality will be provided by installing a “Filterra Peak
Diversion” (FTPD) filter structure from Contech StormWater Management Inc.
The existing site is vacant. Site cover is trees and shrubs. The site itself slopes from East to west
with slopes under 2%. The on-site soils have been classified as a medium sand per the
geotechnical report prepared for the site and is suitable for infiltration.
The landscaping BMP T5.13 “Post Construction Soil Quality and Depth” will be used.
The top soils will be stockpile on-site and reused In addition, the soils will be required to be
tested for organic compliance. (See work sheets on following pages
