Project Description: The applicants are proposing to move the lot line between two lots located !
at 4901 and 4903 NE 24th Street. The lot line adjustment would create a pipestem for Lot 2, at '
4901 NE 24th, and alleviate the necessity of an access easement over Lot 1, at 4903 NE 24th. Lot l
2 would increase slightly in size from 11,873 sf to 11,923 sf and Lot 1 would decrease slightly in '
size from 10,828 sf to 10,778 sf. Lot 1 would continue to access directly from NE 24th St., and Lot·
2 would access via a 20 ft. wide and 59.67 long pipestem.

Dear Mr. Mccann:
The City of Renton has completed processing the above referenced lot line adjustment and has
forwarded the final mylars to King County for recording.
Please note the recording of the lot line adjustment map alone does not transfer ownership of
property. If necessary, prepare and record a deed transferring ownership of the portion of land
depicted in the lot line adjustment map. We recommend that the legal description for this
document be prepared by a surveyor. It is the applicant's responsibility to ensure this document
is properly prepared and recorded with the County.

Request of Final Mylars
Dear Mr. McCann:
The City has finished reviewing your proposed lot line adjustment and is now ready to approve
and send the final version for recording, subject to the changes requested in the attached memo.
Please submit two sets of an original signed mylar and a check for $15. 73 made out to CD&L to
me at the sixth floor counter of City Hall.
Please verify that the mylars have been signed by all owners of record and have been notarized
with an ink stamp (not embossed). The ink stamp must be legible so that King County will
promptly record the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen (14) day appeal
period from the date of this letter. Any appeals of the administrative decision must be filed with
the City of Renton Hearing Examiner by 5:00 pm, June 17, 2006.
Appeals must be filed in writing together with the required $75.00 application fee with: Hearing
Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98055. Appeals to the Examiner
are governed by City of Renton Municipal Code Section 4-8-110. Additional information
regarding the appeal process may be obtained from the Renton City Clerk's Office, (425) 430-
6510.

Dear Mr. McCann:
The City of Renton has completed the third review of your proposed lot line adjustment.
Our Property Services Division is requesting that changes be made to the LLA drawing
prior to their approval of the plan. Please see the attached memo from them and make
changes to the LLA accordingly.
Once the changes have been made, please submit two copies of the revised lot line
adjustment to me at the sixth floor counter of City Hall. The revised plans will be routed
for final review and you will be notified when it is appropriate to submit the final mylars.

Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have
the following comments:
Comments for the Applicant:
Note the bearing-to-center at the most northerly corner of proposed Lot A (Sheet 2 of 2). The
geometry will be checked when this data is provided.
Provide lot line adjustment and lot closure calculations.
The indexing information, as shown on both drawing sheets, is still incorrect. Existing Lot 3 of
the plat of Newcastle Terrace falls within the NW 14 of Section 3, as well as the NE 14 of said
Section. Therefore, said lot line adjustment properties fall within the SW 14 of the NE 14
( correctly noted on the drawings) and the SE 14 of the NW 14 of Section 3, not the NW 14 of the
NE 1k
The square footages noted in the "NEW LOT AREAS" block on Sheet I of 2 appear to be in
error. The square footages noted therein do not agree with the square footage numbers noted on
Sheet 2 of 2.
Change all references from "BOUNDARY" (noted in the title block) to LOT.
The addresses for the reconfigured lots are: Lot A is 490 I NE 24'" Street; Lot B is 4903 NE 24'"
Street. Note both addresses on the drawing sheets.
Note the plat names of the properties to the south and east of the subject lots on the short
plat drawing. Also, note that the property to the west of said lots is "UNPLA TIED".

Note the City of Renton land use action number and land record number, LUA-06-003-LLA and
LND-30-0305, respectively, on the drawing sheets in the spaces already provided.
Note two tics to the City of Renton Survey Control Network. The geometry will be checked by
the city when the ties are provided.
Existing Lot 3 (of Newcastle Terrace) falls within the NW 1/4 of Section 3, as well as the NE 1/. of
Section 3. Therefore, the indexing noted on both drawing sheets of the lot line adjustment need
to he revised.
It would be best if the reconfigured (new) lots were called something different than the old lots
("3"and "4"). For example, after recording, the lots could be referred to as "Lot A and Lot B of
Lot Line Adjustment No. __ , etc.".
Remove the City of Renton "SEAL" from the upper left-hand corners of both Jrawing sheets.
All vested owners of the lot line adjustment prope11ies need to sign the final lot line adjustment
document. Include notary blocks as needed.
Indicate what was set at the nevv· common prope11y corner for the two lots along the south line of
the subject properties.
On the final submittal, remove all references to utility facilities, topog lines, gravel driveways,
concrete and other items not directly impacting the subdivision. Also remove the "CONTOUR
INTERVAL" block (Sheet 2 of 2).

Subject: Cooperative Agreement to Share Sewer Line Extension Costs
This is an agreement by the parties listed below to extend a sewer line from
NE 23rd Street to South Boundary of property parcel #606140030. Mr
Mccann potential owner of this parcel will be responsible for all the
construction costs to extend the line and purchase an easement across a
neighbors property. The estimated costs are approximately $19,200. Lynne
Harden representing R Key LLC owner of parcel 6061400040 agrees to pay
$6,000 of the costs incurred by Mr. McCann for the right to hook up to the
extended sewer line. Each party will be responsible for their own hook up
costs (approximately $1,300 per Dave Christiansen Renton Sewer
Engineering). In the event that Mr McCann chooses to not purchase the
paraccl 6061400030 he will communicate this decision prior to July 10,
2005 and this agreement will be null and J.oid.
