exemption from the requirements that would otherwise apply for a Shoreline Substantial
Development Permit (SSDP). The applicant believes that the requirements of the proposed project,
normal maintenance of an existing structure (gazebo) located twenty feet (20') from the shoreline
of Lake Washington, are below what would be required for a SSDP. This action requires
administrative review and decision. The proposed work must be consistent with the Shoreline

PROPOSAL: The applicant is proposing to repair, as normal
maintenance, an existing gazebo (an open sided,
roofed garden structure) associated with an existing
single-family residence located in northeast Renton.
The property has approximately 120 feet of shoreline
within the Urban Shoreline Environment of Lake
Washington. The existing gazebo structure is five feet
(5') within the required 25-foot shoreline buffer area.
No additional encroachment of the buffer is proposed.
The gazebo height would not exceed 15' above
existing grade.

The gazebo consists of a 16' x 40' covered area with
an 8' x 14' enclosed storage area also used as
changing rooms. Other permits required include

An exemption from a Shoreline Substantial Development Permit is hereby granted on
the proposed project in accordance with RMC 4-3-090L 14 and RMC 4-9-190C7:
XX Maintenance construction within shorelands by owner of a detached structure
accessory to an existing single-family residence for his/her own use or for the
use of his/her family, which accessory structure does not exceed a height of
fifteen (15) feet above average grade level and which meets all requirements of
the State agency or local government having jurisdiction thereof, other than
requirements imposed pursuant to this chapter.
1. "Detached accessory structure" means a detached structure
accessory to a single-family residence and located landward of the
ordinary high water mark.
2. Construction authorized under this exemption shall be located
landward of the ordinary high water mark.
