The City of Renton has finished reviewing your proposed lot line adjustment and is now
ready to approve and send the final version for recording. Please submit three sets of
original signed mylars and a check for $15.81 made out to Champion Couriers to my
attention at the sixth floor counter of City Hall ..
Please verify that the mylars have been signed by all owners of record and have been
notarized with an ink stamp (not embossed). The ink stamp must be legible so that King
County will promptly record the lot line adjustment.
This decision to approve the proposed lot line adjustmentis subject to a fourteen (14) day
appeal period from the date of this letter. Any appeals of the administrative decision must be
filed with the City of Renton Hearing Examiner by 5:00 pm, March 23,2009.
Appeals must be filed in writing together with the required $75.00 application fee with:
Hearing Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98057. Appeals to
the Examiner are governed by City of Renton Municipal Code Section 4-8-110. Additional

Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have
the following comments:
Comments for the Applicant:
The last three easements, noted under the "EASEMENT LEGEND" block on the lot line
adjustment submittal, do not appear in the paltial "Exhibit B" Section of the Chicago Title
Insurance Company title report attached to a Statutory Warranty Deed of the subject
property, recorded under Rec. No, 20060330002376. What title report, or other, listed
these last three items as encumbrances on the subject property?
Item No, 3 under the "CC & R'S NOTE" block should be removed from the EXHIBIT B
section of said title report by the title company. The agreement and conditions for release
have been met. Remove said item from the lot line adjustment submittaL

Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have
the following comments:
Comments for the Applicant:
Most of the following comments were noted in our September 4, 2008, review memo. As
they were not addressed in the latest submittal, they are being presented again.
Add a "TOGETHER WITH" statement to the "EXISTING LOT B" legal description,
concerning the vacation of the street per City of Renton Ordinance No. 5352 (Rec. No.
20080311001011). Said vacation attaches to Lot B by operation of law. Said vacation
portion needs to be identified more as a part of existing Lot B -add the Ordinance Number
and Recording Number as part of the 'TOGETHER WITH" legal description.
Note all easements, agreements and restrictions of record on the short plat submittal. It was
noted in a prior review (February 19,2007) that a Statutory Warranty Deed, recorded under
Rec. No. 20060330002376, listed a number of easements and agreements that encumber the
subject lot line adjustment properties. Said easements and agreements should be noted on
the LLA submittal. Provide the city with a complete title report.
Is there a new private access easement over the west 30 feet of Lot B" If not, then remove
the DECLARATION OF COVENANTS block from the short plat submittal.
The addresses for the new lots are as follows: Lot A is 3709 NE 4'" Street and Lot B is
370 I NE 4'" Street. Note both addresses on the lot line adjustment submittal.
Remove "PLANNING/BUILDING!" from the "CITY OF RENTON APPROVAL" block.
The City of Renton Administrator, Public Works Department is the new title for the
approving city official.
It is noted that the subject parcels are currently titled as "LOT A" and "LOT 8" in the
"LEGAL DESCRIPTIONS" block. It is suggested that the names of said lots be noted on

Bob Mac Onie and I have reviewed the abovc referenced lot line adjnstment submittal and have
the following comments:
Comments for the Applicant:
The acqnisition of property for right of way purposes does not constitute a legal
snbdivision. The vacation of property, so acquired, does not create a new legal lot. The
vacated property reattaches to the property from which it was acquired by "operation of
law". Therefore, there are only two lots, and the result of this document can only have two
lots, like the original submission. If three lots are desired, this will need to be resnbmitted
as a short plat.
Remove the legal description for "EXISTING LOT C" from the lot line adjustment
drawing, as it does not exist.
Add a "TOGETHER WITH" statement to the "EXISTING LOT A" legal description. Said
statement should refer to the vacation of the street per City of Renton Ordinance No. 5352.
Remove the reference to the vacated street to the west of the subject short plat property.
Note on the drawing that the access easement over the west 30' of Lot B and Lot A is PRIVATE.
The additional city addresses needed, will be made available by the city when the final lot
configurations and number is determined.
See the attachment for a revision needed to the "CITY OF RENTON APPROVAL" block.
See the attachment, "NEW PRIVATE EASEMENT FOR INGRESS, EGRESS & UTILITIES
MAINTENANCE AGREEMENT" for language suitable to address the maintenance of the access
easement. Are ntilities to be provided per this future easement?

It was noted in the review memo dated February 19,2007, that the Statutory Warranty Deed, as
recorded under Rec. No.20060330002376, between Demo Corporation and Newfourth LLC,
listed a number of easements, agreements that encumber the subject lot line adjustment
properties. Said easements and agreements should be noted on the LLA submittal.
If the existing properties are named "A", "B", etc., on the LLA submittal ("LEGAL
DESCRIPTIONS" block), then the new properties, after the LLA, should be identified as
something else (Lot 1, Lot 2, etc.).
Prefix the "DECLARATION OF LOT LINE ADJUSTMENT" title with the word OWNER'S.

Project Name: Newfourth Lot Line Adjustment (LLA) RECEIVED
Project Ownership: Newfourth LLC, Steven A. Beck, Manager, 19129 S.E. 145 th Street,
Renton, WA 98059 (cell: 425-444-0451; e-mail: stevebeck@johnlscott.com) owns three
lots, commonly known as King County Assessor Tax Parcel Numbers 162305-9025; 162305-
9001; and a recently acquired lot whose Tax Parcel Number has not yet been assigned by the
King County Assessor. Legal descriptions of each of the three lots are provided in the Lot
Line Adjustment map pages. Records of Survey for all lots are also available.
Location and Addresses: The parcels are located in a commercial district on the south side
ofN.E. 4th Street in Renton, Washington, near the Greenwood Cemetery. Tax Parcel 162305-
9025 has a street address of 3709 N.E. 4th Street, Renton, WA 98059. Tax Parcel 162305-
9001 has not yet had a street address assigned but when it does it will presumably be 3701
N.E. 4th Street, Renton, WA 98059. A third lot was discovered consisting of a 6 foot wide
lot between Tax Parcel 162305-9025 and Tax Parce1162305-900 I. At that time a vacation
of ownership and sale request was submitted to the City of Renton. The third lot was
recognized pursuant to City of Renton Ordinance Number 5352 and the sale to Newfourth
LLC was consummated under King County Recording Number 200803110010 II.
Following the lot recognition and sale, Newfourth LLC contacted Cathleen Honanny at the
King County Assessor's office and provided her with the ordinance provisions, the recording
number of the property sale, and the legal description for this third lot. Cathleen Honanny
requested a copy ofthe final LLA upon completion by the City of Renton, at which time the
new Tax Parcel Assessor number will be provided and tax payments will commence on this
property. Please see the revised legal descriptions for the three lots together with the revised
map pages showing the revised layout of this final LLA
Purpose: Newfourth plans to accomplish a Lot Line Adjustment (LLA) to better configure
the three existing parcels for potential future development in this growing commercial area of
Northeast Renton. The new parcel configurations will meet all City of Renton codes for size,
access and building setbacks. The attached LLA map pages show the "before" and "after"
lot configurations for this revised three lot LLA.
Existing Buildings: An existing building and parking lot is shown on the sketch. The
existing building is currently leased by an automobile detailing firm, known as Karmichael
Auto Salon.
Special Site Features: They are no wetlands, water bodies, steep slopes, or other sensitive
areas located on either parcel.
Proposed Future Uses: No future uses are proposed at this time.
Proposed Code Modifications: No code modifications are proposed.
Waiver Requests: Because the LLA does not propose any new land uses or changes in
existing land uses, we previously requested waiver of the following application submittal
standards (followed by an explanation in italics), which are not relevant to a simple Lot Line
Adjustment. Where the explanation is in standard type, we will be submitting that item with
the application as noted:
• Land Use Permit Master Application Form -this form was submitted with the
application
• Draft legal documents -there are no proposed dedications covenants, HOA, etc.
Waiver requested
• Waiver Form -this form was submitted with the original application.
• Fees -applicable fees were submitted with the application.
• Project Narrative -see above information.
• Density worksheet -no density changes proposed at this time. Waiver requested
• Neighborhood Detail Map -no neighborhood detail map should be necessary
because this LLA proposal is not a SEPA action. Waiver for Compliance with
specified standards requested. Nonetheless, a map was provided at the time of
application. Also, the actual LLA will show all of the information for the abutting
streets and the lots involved.
• Wetland Assessment -since this is not a land use application, no wetland assessment
is required In the fUture if a land use application is submitted, a wetland assessment
will be prepared. In any case, there are no wetlands, nor wetland vegetation on site.
Waiver requested
• Lot Line Adjustment Plan -This information was provided to the specifications noted
in the City Code.
• Standard Stream or Lake Study -there are no streams or lakes on site, nor are there
any known streams or lakes within 500 feet of this site. Waiver requested.
• Topography Map - a topography map was submitted with the original application
• Utilities Plan -this is not a land use application, so utility plans are not necessary to
complete the LLA. In the future if a land use application is submitted, a Utilities Plan
will be prepared Waiver requested
• Drainage Control Plan -this is not a land use application, so Drainage Control Plans
are not necessary to complete the LLA. In the future if a land use application is
submitted, a Drainage Control Plan will be prepared. Waiver requested.
• Landscape Analysis -this is not a land use application, so landscape analysis plans
are not necessary to complete the LLA. In the future if a land use application is
submitted, a Landscape Analysis will be prepared Waiver requested
• Calculations -supporting survey calculations were submitted with the original
application.

The Property Services Section of the City of Renton has submitted the following
comments on the Newfourth Lot Line Adjustment:
Note the City of Renton land use action number and land record number, LUA-07-004-
LLA and LND-30-0325, respectively, on the drawing in the spaces already provided.
The type size used for the land record number should be smaller than that used for the
land use action number.
Note all easements, covenants and agreements of record on the drawing. The Statutory
Warranty Deed, between Demo Corporation and Newfourth LLC, recorded under Rec.
No. 20060330002376, lists a number of recorded documents that encumber the subject
lot line adjustment property. NOTE: Said SWD document also includes a legal
description for the conveyed property that differs from the legal description noted on the
LLA submittal for Parcel A. The SWD leaves a hiatus of 6 feet between the two parcels
at issue. The SWD also has a narrower east-west extent 254' (SWD) vs. 264' and the
eastern boundary in the deed is 4.36 feet further west than shown on the LLA, 284'
(SWD) vs. 288.36. These discrepancies are not revealed or explained in the Records of
Survey of the underlying lots and are at odds with the Poitras Plat adjoining. Provide a
narrative on the LLA explaining the discrepancies and their resolution.
The reference to a street (128th Avenue SE), to the west of the subject LLA property, is
misleading. Said 30' strip was vacated in 1977 by the City in favor of Greenwood
Memorial Park. There is no street.
Note the lot number of the platted property (to the east and south of the subject parcel)
on the drawing.
The city will provide an address for proposed "LOT B" as soon as possible. Note said
address on the drawing.

On the final lot line adjustment submittal, remove all references to the "8' Chain Link
Fence" unless said fence is directly impacting the property.
Because the subject property falls within Zone 2 of the City of Renton Aquifer Protection
Area, the Aquifer Protection Notice needs to be noted on the drawing. See the
attachment.
Note the name of the property owner (Newfourth, LLC) in the signature line under. the
declaration block.
It is sUggested that a stronger-defined "DECLARATION" statement be noted on the
drawing. See the attachment.
It is suggested that the "DETERMINATION" block would be better presented as an
APPROVAL block. See the attachment.
Include a north arrow in the "DETAIL OF NE )1." SEC. 16" map.
Note that if there are easements, restrictive covenants or agreements to others (City of
Renton, etc.) as part of this lot line adjustment, they can be recorded concurrently with
said lot line adjustment. The lot line adjustment drawing and the associated
document(s) are to be given to the Project Manager.as a package. The recording
number(s) for the associated document(s) are to be referenced on the lot line adjustment
drawing. Provide spaces for the recording numbers,thereof.
The new access easement, noted over the west 30 feet of proposed Lot A, is provided
for the benefit of future owners of proposed Lot B. However, since the newly configured
lots are under common ownership at the time of lot line adjustment recording, there can
be no new easement established until such time as ownership of the lots is conveyed to
others, together with andlor subject to specific easement rights.
Add the following Declaration of Covenant language on the face of the subject lot line
adjustment drawing, itthe previous paragraph applies:
DECLARA TION OF COVENANTS:
The owner of the land embraced within this lot line adjustment, in return for
the benefit to accrue from this lot line adjustment, by signing hereon
covenants and agrees to convey the beneficial interest in the new easement
shown on this lot line adjustment to any and all future purchasers of the lots,
or of any subdivisions thereof. This covenant shall run with the land as
shown on this lot line adjustment.
Pursuant to the recently revised WAC 196-23-020, the surveyor's expiration date now
needs to be applied manually. Any final document must contain the seaVstamp,
handwritten license expiration date by the licensee [,J signature and date of signature of
the licensee who prepared or directly supervised the work. For the purpose ofthis
section "document" is defined as plans, specifications, plats, surveys [,J as-built
documents prepared by the licensee [,] and reports.

"Deficjt Capital Acrounf' means, with respect to any Unit Holder, the deficit
balance, if any, in such Unit Holder's Capital Account as of the end of the taxable year,
after giving effect to the following adjustments:
(i) credit to such Capital Account any amount that such Unit Holder is
obligated to restore to the Company under Regulation Section 1.704-1(b)(2)(ii)(c), as well
as any addition thereto pursuant to the next to last sentences of Regulation Sections
1. 704-2(g)( 1) and (i)(5); and
(ii) debit to such Capital Account the items described in Regulation Sections
1.704-1 (b)(2)(ii)(d)(4), (5) and (6).
This definition is intended to comply with the provisions of Regulation Sections 1.704-
1 (b)(2)(ii)(d) and 1.704-2, and will be interpreted consistently with those provisions.
"Distrjbutable Cash" means all cash received by the Company, less the sum of
the following to the extent paid or set aside by the Company: (i) all principal and interest
payments on indebtedness of the Company and other sums paid or payable to lenders;
(ii) all cash expenditures incurred incident to the normal operation of the Company's
business; and (iii) Reserves.
"Economic Interesf' means Unit Holder's share of Net Profits, Net Losses and
other tax items of the Company and distributions of the Company's assets pursuant to
this Agreement and the Act, but shall not include any right to participate in the
management or affairs of the Company, including the right to vote on, consent to or
otherwise participate in any decision of the Members.
"Emnomic Interest Owner" means the owner of an Economic Interest who is not a
Member.
"EntiI¥" means any general partnership, limited partnership, limited liability
company, corporation, joint venture, trust, business trust, cooperative or association or
any other organization that is not a natural person.
"Majority Interesf' means, at any time, more than fifty percent (50%) of the then
outstanding Units held by Members.
---;:)., "Manager" means Member Steven A Beck, and any other Person who may
become a substitute or additional Manager as provided in Article 5
"Member" means each Person who executes a counterpart of this Agreement as
a Member and each Person who may hereafter become a Member. To the extent a

Project Name: Newfourth Lot Line Adjustment
Project Ownership: Newfourth LLC, Steven A. Beck, Manager, 19129 S.B. 145 th Street,
Renton, WA 98059 (425-444-0451; e-mail: stevebeck@iohnlscott.com) owns two lots,
commonly known as King County Assessor Tax Parcel Number 162305-9025 and 162305-
900 I. Legal descriptions of each lot are available and will be provided at the time of
application. Records of Survey for both lots are available and will be provided at the time of
application.
Location and Addresses: The parcels are located in a commercial district on the south side
ofN.E. 4th Street in Renton, Washington, near the Greenwood Cemetery. Tax Parcel 162305-
9025 has a street address of3709 N.E. 4th Street, Renton, WA 98059. Tax Parcel 162305-
9001 has not yet had a street address assigned but when it does it will presumably be 370 I
N.E. 4th Street, Renton, WA 98059.
Purpose: Newfourth plans to accomplish a Lot Line Adjustment (LLA) to better configure
the two existing parcels for potential future development in this growing commercial area of
Northeast Renton. The new parcel configurations will meet all City of Renton codes for size,
access and building setbacks. Attached please find a sketch of the proposed "before" and
"after" lot configurations for this two lot LLA.
Existing Buildings: An existing building and parking lot is shown on the sketch. The
existing building is currently leased by an automobile detailing firm, known as Karnllchael
Auto Salon.
Special Site Features: They are no wetlands, water bodies, steep slopes, or other sensitive
areas located on either parcel.
Proposed Future Uses: No future uses are proposed at this time.
Proposed Code Modifications: No code modifications are proposed.
Waiver Requests: Because the LLA does not propose any new land uses or changes in
existing land uses, we hereby request a waiver of the following application submittal
standards (followed by an explanation in italics), which are not relevant to a simple Lot Line
Adjustment. Where the explanation is in standard type, we will be submitting that item with
the application as noted:
• Land Use Permit Master Application Form -this form will be submitted with the
application
• Draft legal documents -there are no proposed dedications covenants, HOA, etc.
Waiver requested.
• Waiver Form -attached please find a waiver form.
• Fees -applicable fees in the amount 0[$450.00 will be submitted with the
application.
• Project Narrative -see above information.
• Densitv worksheet -there is no density changes proposed at this time. Waiver
requested
• Neighborhood Detail Map -no neighborhood detail map should be necessary
because this LLA proposal is not a SEPA action. Waiver for Compliance with
specified standards requested. Nonetheless, a Kroll map and/or King County
Assessor map will be provided at the time of application. Also, the actual LLA will
show all of the information for the abutting streets and the lots involved.
• Wetland Assessment -since this is not a land use application, no wetland assessment
is required. In the foture if a land use application is submitted, a wetland assessment
will be prepared. In any case, there are no wetlands, nor wetland vegetation on site.
Waiver requested.
• Lot Line Adjustment Plan -This information will be provided to the specifications
noted in the City Code.
• Standard Stream or Lake Study -there are no streams or lakes on site, nor are there
any known streams or lakes within 500feet of this site. Waiver requested.
• Topography Map - a topography map will be submitted with the application
• Utilities Plan -this is not a land use application, so utility plans are not necessary to
complete the LLA. In the future if a land use application is submitted, a Utilities Plan
will be prepared. Waiver requested.
• Drainage Control Plan -this is not a land use application, so Drainage Control Plans
are not necessary to complete the LLA. In the foture if a land use application is
submitted, a Drainage Control Plan will be prepared. Waiver requested.
• Landscape Analysis -this is not a land use application, so landscape analysis plans

General: We have completed a preliminary review of the pre-application for the above-referenced
development proposal. The following comments on development and permitting Issues are
based oon the pre-application submittals made to the City of Renton by the applicant and the
codes in &ffect on the date of review. The applicant is cautioned that information contained in this
summary may be subject to modification and/or concurrence by offICial decision-makers (e.g., Hearing
Examiner, Zoning Administrator, Public Works Administrator, and City Council). Review comments
may also need to be revised based on site planning and other design changes required by City staff or
made by the applicant. The applicant is encouraged to review all applicable sections of the Renton
Municipal Code. The Development Regulations are available for purchase for $50.00 plus tax, from
the Finance Division on the first floor of City Hall.
Project Proposal~ The subject property is located on the south side of NE 4th Street, between
Monroe Avenue N~ and Union Avenue NE, just east of the Greenwood Cemetery. The property is
zoned Commercial Arterial -CA. There is a 4,000 square foot commercial structure on the site. The
proposal is to adjust the lot line between two parcels, The lots together are a total of 83,668 sq, ft.
(1.92 acres) in size. After the proposed lot line adjustment, the lots would be approximately 42,550
square feet and 41,812 square feet in size. One lot would front on NE 4th Street and the other would
be accessed via a 0 30 ft. access easement over the front lot.
Zoning I Development Standards: The subject property is located within the CA zoning designation. ,
The required setbacks for the site are: Front yard -10-foot minimum; rear yard setback -none; side
yard setback to the east -none; side yard to the west -15 feet where the lot abuts the R-8 and 10
feet where the lot abuts the proposed access easement. The existing building would appear to meet
setbacks under the new lot configuration.
Lot Line Adjustment Principles: According to the Renton Municipal Code Section 4-7-060,
lot line adjustments must be consistent with the following principles of acceptability:
"1. Correcting: Adjust lot lines including the elimination of a common lot line in
order to correct property line or setback encroachments;
2. Improving: Create beUer lot design, or improve access;
3. Conforming: Conform to Applicable Zoning: See chapter 4-2 RMC,
subdivision and other code requirements pertaining to lot design, building
location, and development standards."
The proposed lot line adjustment would correct the problem of one lot being unusually narrow,
at only about 24 feet. It would create beUer lot design, but creating two lots with street
frontage would be beller yet.
Access/Parking: New Parcel A would have street frontage along NE 4th Street, so it would have
direct access. NeYN Parcel B would be served by a 30-foot wide access easement running from NE 4111
Street over Parcel A This would be sufficient access for the lot line adjustment, but whether It would
be sufficient for future development cannot be discemed.
The new lot configuration would not be allowed to deprive the existing commercial building of
necessary parking stalls. It does not appear it WOUld. At the time of submittal, this should be
illustrated clearly and addressed In the narrative.
Driveway Grades: The maximum driveway slope cannot exceed 15%, provided that driveways
exceeding 8% are to provide slolled drains at the lower end of the driveway. If the grade exceeds
15%, a variance is required.

Review Process: The proposal would require Lot Line Adjustment Review. The application
would be reviewed in an estimated timeframe of 6 to 8 weeks. The application fee for the land

provided in the attached handouts.

Total square footage of the site will be 42,511 square feet. (i (0, /I)
Total square footage of the existing impervious surfaces will not change with the new
Lot Line Adjustment. The total impervious area is 16,100 square feet including the
building and the parking area. (See attached/original/existing site plan)
Total square footage of the building or the use of the building will not change.
According to the King county tax statement, the building is 4000 Square feet and the
recorded survey of the property confirms that square footage as being the accurate
footprint.
The percentage oflot covered by the building will be 9.4% of the total new lot, with a site
area of 42,511 square feet. The building square feet or envelope will not change from the
original site plan.
Current parking will not change wi th the new lot. The current/existing attached site plan
has 16 regular/Standard stalls measuring 9' X 18' parking spaces and 1 Handicap 11' X
18' space closest to the building entrance. This meets and exceeds the current city code
of I parking space per 500 square feet of building size, so the building is 4000 square
feet, 4 X I = 5 stalls; the current site has 17 parking stalls.
The current/existing parking lot landscaping will not change and consists of2280 square
feet of landscaping. There is 380 linear feet of 6' wide landscaping through out the
parking area with 55 linear feet 0 f interi or and 325 linear feet of landscaping right on the
edge of all the parking area.

PURPOSE: The Lot Line Adjustment process allows for the adjustment of a boundary line(s) between
adjacent property owners provided this does not result in the creation of new lots that are non-
conforming to the requirements of the Subdivision Development Standards or Zoning Regulations.
FREE CONSULTATION MEETING: Prior to submitting an application, the applicant should informally
discuss the proposed development with the Development Services Division. The Development Services
Division will provide assistance and detailed information on the City's requirements and standards.
Applicants may also take this opportunity to request the waiver of the City's typical application submittal
requirements, which may not be applicable to the specific proposal. For further information on this
meeting, see the instruction sheet entitled "Submittal Requirements: Pre-Application:
APPLICATION SCREENING: Applicants are encouraged to bring in one copy of the application
package for informal review by staff, prior to making the requested number of copies. Please allow
approximately 45 minutes for application screening.
COMPLETE APPLICATION REQUIRED: In order to accept your application, each of the numbered
items must be submitted at the same time. If you have received a prior written waiver of a submittal
item(s) during a pre-application meeting, please provide the waiver form in lieu of any submittal item not
provided. All plans and attachments must be folded to a size not exceeding 8'1z by 11 inches.

representative must attach proof of signing authority on behalf of the corporation. The legal
descriptions of the properties must be attached to the application form.

Neighborhood Detail Map: Please provide 12 copies of a map drawn at a scale of 1" = 100' or
1" = 200' (or other scale approved by the Development Services Division) to be used to identify
the site location on public notices and to review compatibility with surrounding land uses. The
map shall identify the subject site with a much darker perimeter line than surrounding properties
and include at least two cross streets in all directions showing the location of the subject site
relative to property boundaries of surrounding parcels. The map shall also show: the property's
lot lines, lot lines of surrounding properties, boundaries of the CHy of Renton (if applicable), north
arrow (oriented to the top of the plan sheet), graphic scale used for the map, and City of Renton
(not King County) street names for all streets shown. Please ensure all information fits on a
single map sheet.
Kroll Map Company (206-448-6277) produces maps that may serve this purpose or you may use
the King County Assessor's maps as a base for the Neighborhood Detail Map. Additional
information (i.e. current city street names) will need to be added by the applicant.
Lot Line Adjustment Plan: Please provide 5 copies of a fully-dimensioned plan prepared by a
State of Washington registered land surveyor, drawn at a scale of 1" = 40' on an 18" x 24" plan
sheet (or other size or scale approved by the Development Services Division) and including the
following information:
• Name of the proposed lot line adjustment (e.g., Smith/Larsen Lot Line Adjustment)
• Space reserved for "City of Renton File Number _" (large type) at top of first sheet
• Space reserved for "City of Renton Land Record Number _" (smaller type) at
bottom left of first sheet
• Legal description for each of the existing parcels. Metes and bounds descriptions
require stamp from a licensed surveyor
• Date, graphic scale (1"=40' or other approved scale), and north arrow
• Names, locations, widths, types, and dimensions of adjacent and on-site streets,
alleys, and easements
• Lot lines with all property lines dimensioned and square footage of each lot
• Parcel Identification for each parcel (Lot 1, Lot 2, etc)
• "Old" lot lines(s) and "new" lot line(s) clearly labeled and differentiated by line type
• Addresses for each lot and City of Renton street names

REVIEW PROCESS: Once a complete application has been accepted for initial review, the
Development Services Division will route the application to those City departments having an interest in
the application. All comments and requests for revisions will be sent to the applicant. Once all
comments have been addressed, the applicant must re-submit the revised plans and/or documents for
review.
When the applicant has adequately addressed the comments, the City will send a written request for the
final mylar, courier fees and any associated legal documents. Once all of the City's required approval
signatures have been obtained, the City will transmit the mylar via courier to King County for recording.
The entire lot line adjustment process takes approximately 6-8 weeks to complete. The time frame for
getting a lot line adjustment approved is largely dependent upon application completeness and prompt
submittal of revisions.
TRANSFER OF OWNERSHIP: The recording of the lot line adjustment map alone does not transfer
ownership, Please remember to prepare and record a deed transferring ownership of the portion of land
depicted in the Lot Line Adjustment Map. We recommend that a surveyor prepare the legal description
for this document and a land-use attorney review the deed. It is the applicant's responsibility to ensure
this document is properly prepared and recorded.
