Administrative Temporary Use Permit approval. No appeals were filed, therefore, this decision
is final.
Please note and adhere to all conditions of approval outlined on the Administrative Temporary
Use Permt dated September 12, 2008. Your permit expires March 12, 2009, a final inspection
will be completed to verify the site has been restored to its previous condition.

Project description: TEMPORARY SIGNS FOR SOUND FORD'S AUTO BODY SHOP
The applicant is requesting a Temporary Use Permit to temporarily place four (4) business banners for an
existing auto body shop business. The site is 152,382 square feet in size and is the old location for
Sound Ford, Inc and the current location for Sound Collision Center (Sound Ford's auto body shop).
When Sound Ford moved their corporate, sales, service and parts operations to a different location, they
took their fixed sign to the new location. The auto body shop remained, but without signage.
The signs have been in place since, approximately, June 2008, and plan to be up until a new location for
the business is found. All of the signs/banners are 12 feet in length. The locations of the signs are as
followed: Sign/Banner 1 is located at the Grady Way entrance to the Collision Center about eight feet
from the sidewalk and is eight feet from the ground; Sign/Banner 2 is located at the corner of Rainier
Avenue and Grady Way facing Grady Way about seven feet from the sidewalk and is six feet from the
ground; Sign/Banner 3 is located at the corner of Rainier Avenue and Grady Way facing Rainier Avenue
about eight feet from the sidewalk and six feet off the ground; and Sign/Banner 4 is located at the Rainier
Avenue entrance to the Collision Center about 14 feet from the sidewalk and is six feet from the ground.
No grading, permanent structures, or other permanent improvements are included in the proposal. The
subject site is designated Commercial Arterial (CA) on the City's zoning map.
Decision: The Sound Ford Temporary Use Sign Permit is approved subject to the following conditions:
1. The permit shall be valid for only six (6) months.
2. The site will be restored to its previous condition by Thursday, March 12, 2009.

Per Alex they need a temporary use permit for the signs they are using as they are
trying to sell the property. They don't want a temporary sign permit as this is only good
for one month and it may be 2-6 months or more before the property sells. WHEW!

PROJECT NARRATIVE
Sound Ford, Inc. previously located at 750 Rainier Ave. S., moved their
corporate, sales, service and parts business to 101 SW Grady Way in September
2007. Sound Ford's Body Shop, dba Sound Collision Center, remained at the 750
Rainier Ave S. address. Because of this move, there are no longer any fixed,
permanent signs at the Rainier A venue location, hence, the temporary Sound
Collision signs.
The signs have been up since, approximately, June 2008, and will be up until a
new location is found. The signs are as follows:
1. Sign/banner 1 is located at the Grady Way entrance to the Collision Center;
measures 12 feet in length and is 6 feet from the ground. It is 8 feet from
the sidewalk.
2. Sign/banner 2 is located at the comer of Rainier A venue and Grady Way
facing Grady Way; measures 12 feet in length and is 6 feet from the ground.
It is 7 feet from the sidewalk.
3. Sign/banner 3 is located at the comer of Rainier Avenue and Grady Way
facing Rainier Avenue; measures 12 feet in length and is 6 feet from the
ground. It is 8 feet from the sidewalk.
4. Sign/banner 4 is located at the Rainier Avenue entrance to the Collision
Center; measures 12 feet in length and is 6 feet from the ground. It is 14
feet from the sidewalk.

Release and Inc 1nification Agreement f Model Homes
This agreement is made by and between the City of Renton, Washington, a municipal corporation of the State
of Washington ("City") and ("Owners").
Recitals
The Owners own real property in the City legally described in Exhibit A, attached.
The Owners have submitted an application for building permit(s) and/or a Temporary Use Permit to construct
model homes on the real property prior to recording of a short plat or final plat. Since changes to the short plat
or final plat may be necessary after construction of the model homes rendering the homes illegal, there is some
risk in building the model homes.
In consideration of the inherent risks associated with the construction of buildings in advance of the recording of
the plat, the City requires the owner to execute an indemnification agreement prior to any model home
construction activities.
Agreement
The parties agree to the following:
1. The City authorizes the Owners to do the work as described in the Temporary Use Permit application
No. once building permits have been obtained.
2. The owners assume the risk that the model home(s) must be removed or reconfigured and therefore
release and discharge the City and its representatives from all known and unknown losses, claims,
damages or causes of actions which the owners have or may have relating to buildings or structures
authorized by the Temporary Use Permit.
3. As a condition of granting Owner permission to construct model homes, Owner agrees to indemnify,
defend and hold the City of Renton Harmless from any claims or liens that may be exerted against the
property as a result of construction of model homes and use of the unrecorded plat of-------
4. Owners understand and acknowledge that, should the model home construction not comply with the
proposed lot configuration of the final plat, that no variances to development standards for either the
lots or the homes may be granted as such a situation would be considered a "self-induced hardship".
5. Owners acknowledge that they understand that any construction begun prior to the recording of the final
plat must be in compliance with all City zoning and subdivision requirements (e.g. setbacks, lot
coverage, etc.) or removed prior to recording of the final plat. If the final plat is not recorded prior to the
expiration of the Temporary Use Permit, Owners acknowledge that the homes must be removed unless
complying with all applicable code requirements (e.g. one home per lot, etc.).
6. Applicant will also provide an Abatement Agreement and a security device acceptable to the City to
ensure removal of any structures not in compliance with City regulations at the time of expiration of the
Temporary Use Permit and understands construction of the model homes is at Owners' own risk.
7. The provisions of this agreement shall bind the parties, their legal heirs, representatives, successors
and assigns and shall expire upon the recording of the final plat of __________ _
