Dear Development Services Staff:
This letter outlines the application fo r th e Stewart Temporary Use Permit at 2125 & 2129
NE 28th ST. Renton WA. The proposal is to allow use of an existing residence on one lot
pending construction of a new house on the newly platted lot #1 in the Stewart Short Plat.
The current zoning of the site and surrounding area is R-8. A short plat application is
pending for the subject property. The lot will be divided into 2 lots. Two residences are
now present on the existing lot. A new hous e will be constructed on the new lot # I of the
short plat. After the short plat is rec o rded the existing two houses will be located on lot
#2 of the short plat. We are asking for approval of a Temporary Use Permit to allow the
two houses to remain on lot #2 until a new house is constructed on lot#) The smaller of
the houses will be removed within 30 days o f occupancy of the new house or a maximum
if two years from recording of the s ho rt pl a t whichever comes first. An Abatement
Agreement is attached.
The existing parcel is 15,180 square fed in s ize. One additional lot will be c reated with
the short plat. The lots will be more than the minimum of 5000 square feet. The proposed
density is 5 .7 units per acre. (See dens it y worksheet with short plat submittal). The
property fronts on NW 28 1h ST. Acc ess for lo ts I and 2 will be off of NE 28th ST. There
are no curbs, gutters and sidewalks o n NE 28th ST abutting this parcel. We are applying
for a fee in lie of for the installation o f s treet improvements. An 8" water main is located
in NE 28th ST. fire hydrants are loc a t ed N L: 2gth ST within 300 feet of the lots 1 and 2. A
new water service will need to be in s talled fo r lot 2. An 8" sewer main is located in NE
28th ST. and will to serve the plat. Sto rm water from the driveway paving and roofs of the
new houses will be infiltrated on s ite . (Sec drainage plan with s hort plat s ubmittal).
