We are requesting a review by the City of Renton Department of Community and Economic
Development Planning Division Land Use and Zoning Department for this proposed project.
1. Project Name, Size and Location Site
• Project name – Bonsai Estates
• Project size – 46,483± SF (1.07 AC)
• Location - 12816 156TH AVE SE, Renton, WA 98059
2. Zoning Designation of the site and adjacent properties
• The project property is zoned R-4. The properties to the north, south, east, and
west are all zoned R-4
3. Current use of the site and any existing improvements
• The current use of the site is one single family residence.
4. Special site features (i.e., wetlands, water bodies, steep slopes)
• There are no bodies of water or any other critical areas on or near the site. All 3
lots are nearly flat.
5. Statement addressing soil type and drainage conditions.
• See attached Geotech Report for detailed soil and drainage conditions
information.
6. Proposal use of the property and scope of the proposed development (i.e., height
square footage, lot coverage, parking, access, etc.)
• There will be 3 single family residences on lots 1-3. Lot 1 is 9,944 SF. Lot 2 is
9,940 SF. Lot 3 is 9,936 SF. The base height is 3 stories. Max building coverage is
35%. Max impervious surface is 50%. Access to lots 1-3 will be off the new half
road that is part of the new improvements. Each lot will have parking in their
driveway and garage. Tract A will be used for a stormwater pond.
7. Proposed off-site improvements (i.e., installation of sidewalks, fire hydrants, sewer main,
etc.)
• Off-site improvements will include a new 6” curb, a 5’ wide sidewalk with a
contiguous 8’ wide planting strip along 156th Avenue SE plus a 5’ wide planting
strip along the west property line of Tract A contiguous with the east side of the
sidewalk. Tract A will be used for a stormwater run-off pond.
8. Total estimated construction cost and estimated fair market value of proposed project.
• Total estimated construction cost of the project is $2,000,000. Land cost is
$580,000. The fair market value is estimated to be $3,950,000.
9. Estimated quantities and type of materials involved will be as follows:
• Approximately 800 cubic yards of material will be excavated. The material will
consist of topsoil and sandy loam. The topsoil will be stockpiled on -site and will
later be spread back over and used on the lots. Some debris, including the
demolished building and some trees will be removed from the site.
10. Number, type, and size of trees to be removed.
• There are 16 trees on the site. Please see the attached Arborist Report for details
on the type and size of trees to be removed. The project will meet the
requirements of the city for tree health, tree retention and replacement.
11. Explanation of any land to be dedicated to the city.
• There will be a 6,545 SF ROW Dedication to the city that runs along the north
side of all three lots and tract A.
12. N/A this project does not include any shoreline.
13. The proposed number and size and density of the new lots, for subdivision applications
only.
• Number of lots – 3
• Size of each lot:
i. Lot 1-9,944 SF
ii. Lot 2- 9,940 SF
iii. Lot 3 – 9,936 SF
iv. Tract A – 10,117 SF (Stormwater)
• Each new lot will possibly have a density of one depending on the new city of
Renton Comprehensive Plan and possible associated code changes.
