NOTICE OF APPLICATION
A Master Application has been filed and accepted with the Department of Community & Economic
Development (CED) Planning Division of the City of Renton. The following briefly describes the application
and the necessary Public Approvals

PROJECT DESCRIPTION: The applicant is requesting preliminary short plat and street modification
approval to subdivide a property into six (6) residential lots and three (3) tracts. The project site (Tax Parcel
1123059068) is located at 5815 NE 8th St and totals approximately 84,070 square foot (1.93 acres) in area and
is zoned Residential-4 (R-4). The project site slopes down to the east gently. The proposed residential lots range
in size from 9,010 SF to 9,596 SF in area with an average lot size of 9,201 SF and a net density o f 4 dwelling
units per acre. Tract A is proposed as a 7,065 SF stormwater vault for storage and discharge, Tract B is proposed
as a 3,329 SF tree retention tract, and Tract C is a proposed as a shared driveway with a hammerhead
turnaround. The property is bordered to the north by NE 8th St. The applicant is requesting a street
modification to reduce the amount of right-of-way dedication needed to complete the roadway improvements
on NE 8th St. No critical areas were identified on the subject property. The a pplicant is proposing to retain 17
onsite trees. The applicant has submitted an Arborist Report, Geotechnical Investigation and Geologic Hazards
Evaluation, and a Drainage Design Report with the application.
