The site is located near the intersection of Benson Road South and I 08th Ave SE west of Benson Rd S and south of SE 168th St. Annexation is considered exempt from SEPA. However, the prezoning of the subject 14.6-acre area does require SEPA review. The City is proposing to prezone the proposed annexation area R-8 and R-10. This corresponds with the Residential Single Family and Residential Medium-Density designations in Renton's Comprehensive Plan. The proposed prezone is considered a non-project action under SEP A. Surrounding zoning to the north is Renton R-8, eight units per net acre, to the north, south, west, and east is King County R-8, eight units per gross acre, and King County R-18, 18 units per gross acre to the South. Currently, 19 single-family homes and 153 multi family dwelling units exist in this area. At full build out it is estimated there will be 200 dwelling units.
