SUBJECT: LUAOS-006, FP HONEY CREEK VIEW ESTATES-
FINAL PLAT REVIEW:
As a result ofmy review of the current plans and material submitted, past pre application
material and an on site review, I have determined that the following Fire Comments need
to be addressed.
Fire Comments are as follows:
1. On May 26, 2004 and again in January 19 2006 Pre-Application comments were
made by the previous Assistant Fire Marshal. Pre Application comments made on
those dates are still applicable and shall be required to be met for this project. A
copy of those comments shall be attached as part of this memo.
2. The required minimum fire flow is I 000 gallons per minute, however a greater
fire flow may be required if the size of the structure (which includes the garage
and basement area;) exceeds 3600 square feet.
3. A hydrant is required to be within 300 feet to the front of any structure. The
number of hydrants is based on fire flow requirements as well as spacing that is
based on sound engineering practices.
4. Fire Apparatus access shall meet the minimum 20 feet width as set forth in the
2006 International Fire Code, and City of Renton Fire Apparatus Access Road
Standards. During construction, access for emergency responders shall be
maintained.
5. All building addresses shall be visible from a public street. During construction a
temporary address shall be placed so the emergency responders can easily identify
the address or the name of the project.
6. All hydrants shall be operational before combustible construction is permitted.
Hydrants main port shall be equipped with a 5 inch Storz fitting.

KEY REQUIREMENTS:
I. Detention Vault: In the 2004 Pre-application comments a Detention Vault was
noted. If this is still part of the project the vault shall be designed to meet Fire
Equipment load requirements. Structural calculations shall be engineered into the
structure design.
2. Dead End Roadways: Dead End Roadways in excess of 150 feet may require
some type of turnaround. If the Dead End access exceeds 500 feet to 700 feet a
Cul-de-sac turnaround and houses to be equipped with residential fire sprinkler
systems would be required. If the Dead End access is 700 feet or greater, two (2)
access points are required as well as homes shall be equipped with residential fire
sprinkler systems.
3. Grade: As a result of my on site review, I am concerned about Grade access being
over 15 percent. Provide documentation that Grade access does not exceed 15
percent. If there are any areas where the Grade exceed's 15 percent, residential fire
sprinklers would be required for homes in those access areas that exceed 15
percent.
4. Fire Mitigation Fees: A Fire Mitigation fee of$488.00 per unit built in this
development shall be required. The fees shall be paid prior to Final Plat recording.

RE: Honey Creek View Estates Compliance with Conditions of Preliminary Plat Approval
Approval of the Honey Creek View Estates Final Plat is subject to the following conditions
identified below. Responses to the conditions of preliminary plat approval are in bold italic.
1. The applicant shall comply with all requirements of the Determination of Non-
Significance-Mitigated that was issued by the Environmental Review Committee on
March 14, 2006.
Response: development of the Honey Creek View Estates subdivision is in compliance
with the Determination of Non-Significance-Mitigated issued on March 14, 2006 ..
2. A note shall be recorded on the face of the final plat stating that no more than one (1)
single family dwelling unit is permitted on each lot.
Response: A note will be placed on the face of the final plat prior to approval that no
more than one (1) single family dwelling unit is permitted on each lot.
3. A demolition permit shall be obtained and all inspections completed on the demolition
of the existing residence prior to final plat approval.
Response: The demolition permit was issued under permit #8060657, and the existing
residence has been demolished.
4. The applicant shall be required to place "NO PARKING" signage along the hammerhead
prior to final plat approval.

5. A homeowner's association or maintenance agreement shall be created concurrently
with the recording of the final plat in order to establish maintenance responsibilities for
shared roadway, stormwater and utility improvements. A draft of the document(s) shall
be submitted to the City of Renton Development Services Division for review and
approval by the City Attorney and Property Services section prior to the recording of the
final plat.

6. A Native Growth Protection shall be recorded over Tract B prior to recording of the final
plat map.

7. The proposed sensitive area tract (Tract B) shall be delineated with a split rail fence and
identified with signage as approved by the Development Services Division Project
Manager. A fencing and signage detail shall be submitted to the Development Services
Division project manager at the time of Utility Construction Permit for review and
approval and that such fencing and signage shall be installed prior to recording final
plat.

8. The Landscape plan shall be revised to show that 2-inch caliper trees shall be provided
