The decision for the Karmichael Auto Salon Temporary Use Permit was issued on
February 28, 2008. A one-year extension was granted on December 5, 2008 to extend
the permit to February 28, 2010. A second request for extension was received from the
applicant on November 18, 2009, which is prior to the expiration of the Temporary Use
Permit; therefore, your request is timely. The project expiration date has been

2009. If an extension is required you may submit a request for extension prior to the expiration

Pro.ject Description: Applicant is requesting a Temporary Use Pennit to allow a Penske large
Rental Truck facility to an existing auto detail shop as an accessory use. The J .75-acres parcel is
located on the south side of NE 4th Street and is in the Comercial Areterial (CA) zone. Having
reviewed the application submittal and the comments of various parties having interest in this
request, a detennination has been made that the requested permit meets the decision criteria of
Renton Municipal Code 4-9-240, "Temporary Use Pennits" and is hereby approved. As per
RMC 4-9-240.0, "Permit Revocation," the Temporary Penni! may be revoked upon ten (10)
days written notice from the Director of Development Services.
Conditions of Approval:
1) Shall comply will all conditions set forth by the City of Renton Fire Department
including but not limited to: (A) A 20 feet wide Fire Apparatus access from the entry 011
NE 4'" St. to the rear access gate be mai11tailled at all times. (B) The gate he locked with
a Chaill a11d padlock so that !f emergency access is needed to the area behind the gate,
the emerge11cy re~ponders can cut the chain.

We are requesting a Temporary Use Permit. Our main business is an auto
detailing shop and are looking to add an accessory to our business at this time.
We are faced with some extremely high expenses including our rent, property
taxes, property and building maintenance with our triple net lease and would like
to increase our revenue.
Penske Truck Rental has asked us to be an agent for them. lbis would mean
providing a rental counter for the convenience of the citizens of Renton to rent
trucks for personal moves. There will be no structural changes to the existing
property, it is perfectly functionable as is. There will be no trees cut on this
property. lbis location would be easy to access for residents rather than driving
all the way to an industrial area to rent a truck. Our facility would NOT be used
to store an indefinite amount of trucks at one time, only the trucks that are needed
to cover upcoming reservations made. These trucks will be stored in our back lot
which is not visible from the street. Our front lot provides lots of room to pull in
and turn around, therefore this will not effect traffic. lbis will not be a large U-
Haul Storage/Rental Facility as is the case 2 blocks west of our location.
We would be renting 12', 16', and 22' consumer rental trucks that are designed
for individual families to use in moving. There would be five trucks stored at the
maximum at one time. All reservations are made through a
1-800 number, so our advertising would be minimally intrusive. We would have
one small sign notifying people of our trucks to rent. lbis would also provide
extra revenue for the City of Renton.
We are asking that the City of Renton let us try this endeavor temporarily. If at
any point this causes problems with the City we could pull out of this operation
and shut it down within 30 days.

Our hours of operation are Monday through Friday 8-5 and Saturday 8-12, this
would stay the same.
