Reviewer Comments
Note the City of Renton land use action number and land record number, LUA13-001313and LND-30-0376, respectively, on the final
submittal. The type size used for the land record number should be smaller than that used for the land use action number.
Since a title report was used as a resource for the subject LLA please provide a copy of same. Note: this is a request as a titre
report isn't required. In the narrative on sheet 2 of 2 the date of said title report needs to be completed.
Show a bearing to center for the curves on the southern boundary of adjusted Lot 2. There is no way to determine the bearing for
the easternmost of the two curves and the westernmost curve is not tangent to the course coming from the west.
Note that the bearing between the two curves on the southerly boundary of Lot 1 is radial (R).
Please retitle the OWNERSHIP CERTIFICATE on Sheet 1 of 2 to OWNER'S DECLARATION.

Although the easternmost parcel is technically not a legal lot but a tax parcel the other parcel at issue is made up of a number of
lots. This subdivision will effectively eliminate these underlying lots and create two conforming legal lots.

Triton Towers One (TT-1) Lot Li_ne Adjustment, LUA13-001313
Dear Mr. Maehlom:
The City of Renton has finished reviewing your proposed lot line adjustment and is now ready
to approve and send the final version for recording. Please submit two sets of original signed
mylars and a check for $1S.81 made out to Champion Couriers to my attention at the sixth
floor counter of City Hall.
Please verify that the mylars have been signed by all owners of record and have been notarized
with an ink stamp (not embossed). The ink stamp must be legible so that King County will
promptly record the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen (14} day
appeal period from the date of this letter. Any appeals of the administrative decision must be
filed with the City of Renton Hearing Examiner by 5:00 pm, November B, 2013.
Appeals must be filed in writing together with the required fee with: Hearing Examiner, City of
Renton, 1055 South Grady Way, Renton, WA 98057. Appeals to the Examiner are governed by
RMC 4-8cl10 and information on t_he appeal process may be obtained from the City Clerk's
Office, (425) 430-6510.

We are the owners of the office building named Triton Towers One ('TT-I") plus the
small adjoining lot to the east. The building consists of approximately 130,000 square
feet of multi-tenanted office space and is located on its own separate tax parcel.
We wish to request a Lot Line Adjustment to revise the areas of the TT-I building lot and
the adjoining lot. A site plan is enclosed with this letter showing the proposed lot
rev1s1ons.

Project Narrative
The project property consists of two parcels bounded by SW Grady Way to the north,
Talbot Road S. to the east, 1-405 to the south and Renton Village to the west, with a total
site area of approximately 7.14 acres for the western parcel and 0.34 acres for the eastern
parcel. The existing building address for TT-1 is 555 South Renton Village Place,
Renton, Washington and together with the adjoining parcel to the east is owned by
Renton Properties, LLC ("Owner").
This proposal is for a Lot Line Adjustment ("LLA") to revise the lot areas of the two
sites. Zoning for the project site is currently Commercial Office ("CO"). Neighboring
properties to the North and West are zoned CO and properties to the East are zoned CA.
The proposed area for the western parcel would be approximately 5.48 acres and the area
of the eastern parcel would be approximately 2.00 acres. The existing office structure
(TT-1) would remain with the existing adjacent parking to the west of the building.
There are four access points to the two parcels; three on South Grady Way, and one from
Renton Village. No off-site improvements are proposed. Current use of the site is
parking lot and office building. No land is expected to be dedicated to the city and there
would be no change to the existing pervious area on the site. There are trees and shrubs
on the site in the parking areas and along the southern portion of the site along I-405.
The site contains an area of potential flooding as indicated on the Flood Insurance Rate
Map published by FEMA. The mapped area includes the westernmost portion of the
existing parking lot for TT-1. The mapped elevation is 24 (NGVD 29). The finish floor
elevation of TT-1 is elevated sufficiently above the flood elevation. A tributary to
Rolling Hills Creek and a portion of the main stem of Rolling Hills Creek are located
along the southern boundary of the TT-1 parking lot. Rolling Hills Creek and the
upstream tributary area are designated as Class III streams by the City of Renton. The
Washington Department of Fish and Wildlife and the City of Renton have determined
that the stream and tributary are non-salmonid bearing. No construction is proposed
within 200 feet of Rolling Hills Creek. There are no other special site features. To the
East is a mapped wetland which is separated from the site by Talbot Road South (State
Highway 515) and therefore does not require a wetland analysis, according to City of
Renton regulations.
The subsurface soils consist of gravel fill over several feet of native organic silt or peat.
The organic layer is located above stratified clay, silt, sand layers deposited during
glacial recession. It would appear that the groundwater for the site is approximately
seven to ten feet below ground surface. No grading and no on-site utility work is
proposed for the sites.

The purpose of the Lot Line Adjustment is to prepare the site for a potential future hotel
use now that the City's code language has been updated to allow for hotel as a permitted
use. The feedback from the hotel developers who have expressed an interest in the site to
date is that they do not want to have the complexity and delay required for a Lot Line
Adjustment to be added to the development risks for a hotel property. Any future
proposed future hotel use of the property, if any, would need to be a separate and new
permit submittal which would be evaluated in the context of the current Master Site Plan
approval and any amendment plus other applicable City codes.

NARRARTIVE:
This survey was completed for the purpose of adjusting the boundary line between King
County Tax parcels Nos. 723160-0542 and 723160.0595 and to set the . exterior
boundary corners of the adjusted parcels.
Title report and supporting documents were provided by Chicago Title Company under
order # 1370590 dated September 9, 2013.
Initial survey of the parcel was completed by field traverse of the site and adjoining
roadway monuments in 1997. Monuments and property corners were recovered or set in
2001. In September 2013 monuments along Talbot Rd. (as shown on the map) and
some of the on-site control points were again recovered and tied by GPS to City of
Renton Control monuments # 1856 and #659.
Bearings of the site were then rotated clockwise 00° 01' 39" to conform to the inverse
bearing between the City control monument values.
Property corner monuments were recovered (as noted) in Sept. 2013 and the external
angle points of the two new lots formed by this Lot line Adjustment were monumented
as shown on the map.
