PROJECT LOCATION: 1006 N 37'h ST
SUMMARY OF REQUEST: The applicant is requesting approval of a modification of the
Residential Design Standards (RMC 4-2-115) on a proposed single
family home. The proposed project site is located in the Residential
-8 dwelling units per acre (R-8) zone.
1. Roof
Choose one:
D Hip or gabled with at least 6:12 pitch; or
D Shed roof; or
D Alternative that meets guidelines (Explain)
And if more than nine (9) lots choose one:
D A variety of roof forms are used; or
[:gJ Alternative that meets guidelines (Explain) The applicant proposes a flat/shed roof
with a roof-top deck. The applicant requests a non-conforming roof to properly
execute the northwest contemporary design style and maintain neighborhood
consistency. The applicant references four other homes in the area that feature non-
conforming roofs that have been permitted or built within the last year.

2. Eaves
Choose one:

D All eaves project minimum of 12" and have horizontal fascia with a minimum of 5"
(Fascia-gutter is acceptable); or
~ Alternative that meets guidelines (Explain) The applicant proposes a flat/shed roof
with a roof-top deck. Therefore, the eaves are present in some areas and missing in
others to reflect the contemporary design.
3. Architectural Detailing
Choose one:
D Trim (minimum of 3 -1/2") around all windows and doors; or
D Shutters on windows and trim (minimum 3 -1/2") around doors; or
~ Alternative that meets guidelines (Explain) The applicant is proposing a window trim
of less than the standard of 3-1/2". The applicant explains that "Motion Space
Architecture made a significant effort to vary the exterior materials with a blend of
high end finishes including stone, natural wood, stucco, and fiber cement." The
applicant states that. "These elements along with the above average glazing, exterior
modulation, and varying roof forms create a unique home that will be a great fit in the
lower Kennydale community." The applicant and staff agree that these features
eliminate the need for additional architectural detailing and meets the intents of the
guidelines.
4. Garages
Choose one:
D Recessed 8' from the front of the house and/or front porch; or
~ Roof extends 5' beyond garage front at least the width of the garage and the
porch/stoop; or
D Alley Accessed; or
D Located so that the entry does not face a street or an access easement; or
D Sized so it represent no greater than 50% of the front fa~ade width at ground level; or
D Detached; or
D Alternative that meets guidelines (Explain)
And, if the garage is wider than 26', choose one:

The portion greater than 26' is setback at least 2'; or
Alternative that meets guidelines (Explain) The applicant is proposing a garage that is
wider than 26', without a 2' setback. The applicant explains that the floor above

extends 6' beyond the garage. The applicant states and staff agree that the full glass
architectural garage doors and front offsets enhance the design and meet the intent
of the guidelines of the code to reduce the visual impact of the garage.
RMC 4-9-250D.2 Criteria for Modification of the Standards.
The requested modification must also meet the following criteria:
1. Will meet the objectives and safety, function, appearance, environmental protection and
maintainability intended by the Code requirements, based upon sound engineering
judgment; and
2. Will not be injurious to other property(ies) in the vicinity; and
3. Conform to the intent and purpose of the Code; and
4. Can be shown to be justified and required for the use and situation intended; and
5. Will not create adverse impacts to other property(ies) in the vicinity.
DECISION
The proposal satisfies 5 of the 5 criteria listed in RMC 4-9-250D2 for approval of modifications.
Therefore, the 1006 N 37'h ST Residential Design Modification modification(s) of the residential
design standards for the proposed single-family residential structure, Project Number LUA14-
000926, MOD is(are) approved.

Signature Custom Homes is proposing to build tbe home shown and described in tbe permit package attached at
1006 N 3~ Street, in Renton Washington 98056.
During our design study for this project, we referenced four other homes tbat have been permitted or built within

To properly execute the northwest contemporary design style and maintain neighborhood consistency, Signature
Custom Homes requests a non-conforming roof pitch, some eave, and window and door trim details to reflect tbe
flavor of tbis contemporary architecture.
The architecture firm on tbis project, Motion Space Architecture, made a significant effort to vary tbe exterior
materials witb a blend of high end finishes including stone, natural wood, stucco, and fiber cement. These
elements along witb tbe above average glazing, exterior modulation, and varying roof forms create a unique home
tbat will be a great fit in tbe lower Kennydale community.
In conclusion, it is Signature's position that this home be approved for construction based on tbe reasons
previously mentioned, as well as Signatures continued and documented efforts to build high quality homes with
varying architecture in tbe Renton city area.
