SUMMARY OF REQUEST: The applicant is requesting approval of a modification of the
Residential Design Standards (RMC 4-2-115) on a proposed 860
square foot single family home. The proposed project site is located
in the Residential -8 dwelling units per acre (R-8) zone. The
applicant is proposing to add a 608 square foot addition to the back
of the existing structure. Renton Municipal Code, Section 4-2-115,
states that "Additions and/or expansions to detached or attached
dwellings that are valued at fifty thousand dollars ($50,000.00) or
more, or at fifty percent (50%) or greater of the most recent
assessment or appraisal shall require that the entire dwelling or
structure comply with the standards of the Residential Design
subsection." The most recent assessment of this existing structure
is valued at $15,000. The estimated value of the addition is
significantly more than 50 percent of the value of the existing
structure; therefore, the entire structure is required to meet the
Residential Design Standards. The existing house is a
nonconforming structure build in 1942, and does not meet the City
of Renton's Roof Standard, Windows and Doors Standard, or
Architectural Details standard. The applicant is proposing to add the

608 square foot addition in the back of the house, as well as update
the entire structure with new siding, roofing, and paint. The intent
of the applicant is to "upgrade the existing structure ... without
changing the original architecture concepts." The applicant stated,
and staff agrees, that the proposed addition and improvements
meet the intent of the Residential Design Requirements, bring the
structure closer in conformance to the code, and do not warrant
the need for the structure to meet all design requirements.

A variety of roof forms are used; or

from the City of Renton's residential design standard for roofs. The roof is already
existing on the main portion of the house. The applicant is proposing to keep the
existing roof pitch of 4: 12.
2. Windows and Doors
Choose one:
0 Windows and doors constitute at minimum 25% of all facades facing streets or public
spaces; or
[gJ Alternative that meets guideline (Explain) The applicant is proposing a modification
from the City of Renton's residential design standard for windows and doors. The
front elevation ofthe house is already existing. and does not meet this standard.
3. Architectural Detailing

window and door trim on the main portion of the house is already existing and less
than the required minimum of 3-1/2 inches. The applicant is proposing to keep the
existing window and door trim.
RMC 4-9-250D.2 Criteria for Modification of the Standards.
The requested modification must also meet the following criteria:
1. Will meet the objectives and safety, function, appearance, environmental protection and
maintainability intended by the Code requirements, based upon sound engineering
judgment; and
2. Will not be injurious to other property(ies) in the vicinity; and
3. Conform to the intent and purpose of the Code; and
4. Can be shown to be justified and required for the use and situation intended; and
5. Will not create adverse impacts to other property(ies) in the vicinity.
DECISION
The proposal satisfies 5 of the 5 criteria listed in RMC 4-9-250D2 for approval of modifications.
Therefore, the 2523 NE 61h Pl Residential Design Modification of the residential design
standards for the proposed single-family residential structure, Project Number LUA14-001542,
MOD is(are) approved.

EXHIBIT 1
This letter is to request a modification of the Building Guidelines Section 4-2-115 in regard to
the 12 required design elements for R-4 and R-8 Zones.
Our intent with the addition is strongly to upgrade the existing structure with the current and
modern standards, style and materials without changing the original architecture concepts but
affecting positively the neighborhood always meeting codes set by the city.
Said that, we will meet 9 of 12 required design elements on the existing and new addition and
the final product will include new siding, new roofing and new paint for the whole building.
The standards that we cannot meet because we consider that it does not make sense to have to
modify the existing structure only because we want to add a bedroom on the back part of the
house are as follow:
3-Windows and Doors.
5-Roof.
7-Architecture detailing.
We plan to do a high level of finish materials both interior and exterior for our home and hope
to be a good representation of a finer Renton Neighborhood.
