The applicant is requesting approval of a Shoreline Exemption for the
construction of a 3,400 square foot single family residence with a 610 square
foot attached garage on a 5,567 square foot lot. The project site is located
within the Residential -8 dwelling units per acre (R-8) zoning designation and
the Shoreline Residential shoreline jurisdiction. The subject property does not
abut a Shoreline of the State, but the western portion of the property is locate,
within the 200-foot shoreline jurisdiction of Lake Washington. The
construction of the proposed single family residence would occur 211 feet
from the ordinary high water mark (OHWM) of Lake Washington, which is
outside of the shoreline jurisdiction, however it is anticipated that landscaping
or land disturbance associated with the construction of the residence would
occur within the 200-foot shoreline jurisdiction.

The City of Renton is required by the Washington State Department of Ecology to track and evaluate the
effectiveness of the Shoreline Master Program at achieving no net loss of shoreline ecological functions with
respect to shoreline projects. The City will use shoreline development tracking information to prepare a Shoreline
Master Program report every eight years to comply with the Shoreline Management Act requirements.
