"Garages" Justification: We are seeking approval to build plans Standard: where as the garage does not recess back from the One of the following is required; the garage is: home. These plans have attractive street appeal and 1. Recessed from the front of the house and/or will insure that the community has variety. The proposal satisfies 5 of the 5 criteria listed in RMC 4-9-250D2 for approval of modifications. The garage doors for Lots 11, 12, 7, 8, and 20 shall be painted to match home facades and shall include windows. 2. Plan 2273, Elevation B, shall be used on lot 20, and shall include a trellis and knee braces over garage door. 3. Plan 2472, Elevation A, shall be used on lot 8, and shall include a trellis and knee braces over garage door. 4. All lots within Woodbridge Lane Plat shall have enhanced landscaping on the garage side of home, with at least 2 trees in the front yard. The decision to approve the modification(s) will become final if not appealed in writing together with the required fee to: Hearing Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98057 on or before 5:00 pm, on August 24, 2015. This decision expressly approves the specific request(s) to: reduce the setback of garage from front of house and/or front porch to less than the required 8 feet, and remove required horizontal band between the first and second story on the proposed homes within Woodbridge Lane Plat, subject to conditions 1-4. Other design elements ar representations, provided within the submitted application materials, are excluded from this approval and would be subject to the Renton Municipal Code in effect at the time of building permit application.
