Applicant is requesting approval of a special fence permit to install a 6-foot tall
wrought iron fence within the front yard setback and public right-of-way at the
property located at 333 Vuemont PL NE. The 32,670 square foot property is within
the Residential Multi-Family (RMF) Zone, and the present use is a 38-unit apartment
building. The proposed fence would have a maximum height of 6 feet and would
extend along the east property line, within the public right-of-way. The purpose of
the proposed fence is to enclose the parking lot on the front of the apartment, which
will be accessible with an automatic gate (See Exhibit 2). The automatic gate will be
installed on the south end with a remote controller operated gate for entrance and
loop sensor to automatically open for exit. One pedestrian door will be installed on
the north property line near the mail boxes of the building. On the south boundary
line, the applicant proposes to install a 6-foot tall chain link fence to replace the
existing chain link fence with a color matching the wrought iron fence. The primary
purpose of the fence is to provide security to the residents of the apartment in
response to several recent apartment and vehicle break-ins. City staff agree that the
wrought iron fence is a quality fencing material that is aesthetically pleasing and
limits blank walls along the walkway. There is an existing (approximately 5-foot)
landscape strip between the proposed fence and parking lot (See Exhibit 4).

ADVISORY NOTE: The applicant should contact the Utility Notification Center, by dialing 800-424-5555,
to determine the location of underground utilities (telephone, streetlights, cable,
electric), which may be located behind the sidewalk.
Appeals of permit issuance must be filed in writing on or before 5:00 p.m. on November 06, 2015, together
with the required fee with: Hearing Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98057. Appeals
to the Examiner are governed by RMC 4-8-110 and more information regarding the appeal process may be obtained
from the Renton City Clerk's Office, 425-430-6510.
Reconsideration: Within 14 days of the decision date, any party may request that the decision be reopened by the
approval body. The approval body may modify his decision if material evidence not readily discoverable prior to the
original decision is found or if he finds there was misrepresentation of fact. After review of the reconsideration
request, if the approval body finds sufficient evidence to amend the original decision, there will be no further
extension of the appeal period. Any person wishing to take further action must file a formal appeal within the
14-day appeal time frame.

Statement in Support of the Application for Special Permit on
Fence of 6 feet in Height
The applicant Trevi LLC owns Highlander Apartments at 333 Vuemont PL NE Renton WA
98056. We appreciate the City of Renton on the approval of our application for the Right of Way
Use to build the fence.
We plan to build the fence to enclose the parking lots on the front of the Apartment with
automatic gate. The fence will commence at north end of the building, run inside the property
boundary along the allay, make a 45°cut at a distance of 8' 4" to the edge of Side walkway on the
Northeast corner, then run south along the sidewalk ofVuemont PL NE. The fence run parallel
to the paved sidewalk 10' from the edge of sidewalk (edge of posts is 9' from sidewalk) for 152
feet. The panels of this portion of fence are black Wright iron. Automatic gate will be installed
on the south end with remote controller operated gate for entrance and loop sensor to
automatically open for exit. One pedestrian door will be installed on the north alley near the mail
boxes of the building.
On the South boundary line, we will install 6 feet tall chain fence to replace the existing chain
fence with color matching the Wright Iron fence panel.
The Knox box for emergence access will be affixed to the requirement of fire department at the
main entrance gate.
Our primary purpose offence is to provide security to residents. There had one incident ofbreak-
in to our apartment unit and a major break-in to the neighboring apartment last month, and
multiple break-ins to vehicles on our parking lots the past months. With the fence and controlled
access to the apartment complex, we are confident to provide a safe and secure environment to
the residents.
