Subject: Modification ( Fee in lieu of) for off site improvements on NE 22"d ST.
Dear Mrs. Henning:
We are applying for a Modification (fee in lieu of) for curbs, gutters, sidewalks and street
drainage along NE 22nd ST. Medzegian Short Plat. No such improvements are now
existing along NE 22nd ST.
RMC Section 4-9-060 allows for a Modification (fee in lieu of) for street improvements
under special conditions.
Justification for the Modification (fee in lieu of) is as follows:
a. NE 22nct St now provides adequate facilities for access both for emergency
services and residents. NE 22nd street has no curbs, gutters, sidewalks or storm
drainage from Edmonds Ave NE to the west. The lots to the west are developed
with single family residences on each lot at this time. NE 22nd street is a dead end
with little traffic.
b. Will meet safety, function and appearance requirements for an infill lot on a basic
residential street. Construction of full street improvements will create a safety and
appearance problem since the street improvements will be significantly different
than all other properties on NE 22nd ST.
c. The proposal will not be injurious to other properties in the vicinity since all other
properties along NE 22nd ST are developed with similar street improvements.
d. Will conform to the intent of the code by providing adequate access to one new
lot.
e. Leaving the street improvements as they are plus landscaping is justified since all
other lots along NE 22nd ST are developed in the same way. This issue is only for
one infill lot.
f. Other properties will not be adversely impacted since all other lots fronting NE
22nd Street are developed with the same street improvements.
