Guideline: Complies
Roofs sha ll represent a va riety of forms and profiles
that add ch aracter and re li ef to the landscape of the
neighborhood. The use of bright colo rs, as we ll as
roofing that is made of material like gra ve l and/or a
refle ct ive material, is di sco uraged.

Guideline: Architectural detailing matches contemporary
Arch itectural deta il shall be prov ided that is character of the home. As 3 1 /2" trim
appropria te to the arch itectura I c haracter of the home. requirement is not compatable with the
Deta i ling l ike trim, co lumns, and/or corner boards shall contemporary design vocabulary of this project
r eflect the arc hitectu ral chara cter of the house . we feel the 1 1/2" trim is better match. Please
refer to the attached document.

Code Section: 4-2-llSE.l . "Garages"
Guidelines:
Th e visua l impact of garages shall be minimized, while
porches and front doors shall be the emphasis of the
front of the home. Garages shall be located in a manner
that minimizes the presence of the garage and shall not
be located at the end of view corridors . Alley access is
encouraged. If used, shared garages shall be within an
acceptable walking distance to the housing unit it is
intended to serve
Code Section: 4 -2 -llSE.3. "Windows and Doors"
Guidelines:
Windows and front doors shall serve as an integral part
of the character of the home. Primary windows shall be
proportioned vert ica lly rather than horizontally.
Vertica l windows may be combined together to create
a large r w indow area . Front doors shall be a focal point
of the dw elling and be in scale with the home. All doors
shall be of the same character as the home.

Guidelines:
Entrances to homes shall be a focal point and allow
space for soc ial interaction . Front doors shall face the
street and be on the facade closest to the street. When
a home is located on a corner lot (i.e., at the
intersection of two roads or the intersection of a road
and a common spa ce) a feature like a wrapped porch
shall be used to reduce the perceived scale of the
hou se and engage the street or open space on both
sides.

Guidelines:
Buildings sha ll not have monotonous facades along
public areas. Dwellings shall include articulation along
public frontages; the articulation may include the
connection of an open porch to the building, a dormer
facing the street , or a well -defin ed entry element.

Criteria for Modification of the Residential Design Standards
Renton Municipal Code, section 4-2-115, l ists elements that are required to be included in all residentia l developme in
the zones stated in su bsection B of this Section. Each e lement includes both standards and guidelines. Standards a
provided for predictability. These sta nda rds specify a prescriptive manner in which the requirement can be met.
Gu idelines for each element are provided for flexibility. These guide lin es provide direction for those who seek to me
the required element in a manner that is different from the standards.

The proposed s ingle-family home lo ca ted o n 308 Powe ll Ave. SW in Renton is posit ion ed within
rather eclect ic neighborhood. Adjacent homes are built in va r iety of sty les and periods , b ut most of
them o lder and w ith out architectural s ignifican ce.
Th e proposed proj ect d es ign is co nte mporary with elements of tran si t iona l NW style, uti lizing sh ed
and flat roofs wit h simple esthetics creating the scale and modulation that is fitti ng surroundi ng
nicely.
The design requirement for 3 Yz" window and door trim does not concur with this project 's
contemporary design vocabulary. Therefore, we are hoping to obtain an approval for
modification to allow use of 1 Yz" trim instead.
The most ho uses surrounding the proposed project are clo se to the end of their life cycle and most
likely w ill be re placed in coming years. The neighborhood is nether historical nor under protect io n
therefore we f ee l that base s for the approval are so lid.

This decision expressly approves the specific request(s) to: reduce window trim width to narrower than 3 .5 inches
on the proposed house located at 308 Powell Avenue SW. Other design elements or representations, provided
within the submitted application materials, are excluded from this approval and would be subject to the Renton
Municipal Code in effect at the time of building permit application .
