Blvd. Renton, WA 98056 RE: - JUSTIFICATION FOR MODIFICATION OF STREET WIDTH AND DEDICATION Dear Mr. Sam Morman, This letter is in regard to the Land Use Modification Request for the Property located at 3312 Lake Washington Blvd. Renton WA 98056, King County Parcel Number: 3342100050. Project Narrative: This project involves the construction of a new single family residence on a 7,463 sq. ft lot (please note that this is before the 4.5 ft. dedication). The Property is currently zoned in the R-8 zone. The property previously had a single family home that was demolished under a separate building permit. The proposed code section modified is in regards to the Roadway and Determination issued by the City of Renton on August 2nd, 2023 - RMC 4-6-060 half of street improvements as taken from the ROW centerline shall be required and include a minimum 46 foot paved road (23 feet each side), a 0.5 foot curb, an 8 foot planting strip, an 8 foot sidewalk, 2 foot clear space at back of walk and storm drainage improvements. Dedication of approximately 11.5 feet would be required pending final survey. However, the city has reviewed this section of Lake Washington Blvd. N will support a lesser standard to match the established standard street section for Lake Washington Blvd N. This street section shall include a pavement width of 36 feet, a 0.5 foot curb, an 8 foot planting strip, an 8 foot sidewalk, street trees and storm drainage improvements. Dedication of approximately 4.5 feet is required for the modified improvements. Modification Requested: The modification requested is in regards to the minimum width of associated with the paved road, the 0.5 foot curb, and 8 foot planting strip, an 8 foot sidewalk, 2 foot clear space at back of walk and storm drainage improvements. This would need to be modified to a pavement width of 36 feet, a 0.5 foot curb, an 8 foot planting strip, an 8 foot sidewalk. Justification: The current street section that is already established and follows this established path is the most viable path forward as it has the least amount of impact on the residents along Lake Washington Blvd. The established ROW street section also allows for a reasonable dedication of property to the city without putting an undo burden on the owner. Conclusion: The applicants pursuit for a street modification application is in line with the construction standards of the Kennydale Neighborhood of Renton. It takes into account the development standards of the City of Renton, the challenges associated with the development, and takes into account the safety of the subject property, the adjacent properties north and south.
