This application is proposing to retain the trees in the Front of the the
address for a screening affect. These Trees are in the ROW. Theproposal is ignoring the need for sidewalks to address safe walking
conditions in our Neighborhood. On June 16 2022 I attended a preapplication meeting Pre22-000184 with planner Andrew Van Gordan,
Public works Plan Reviewer: Johnathan Chavez, Fire preventionreviewer: Corey Thomas, & Building Department reviewer: Rob
Shuey. In this Meeting I was told in the transportation section: A.That “Applicant shall match the new curb line set by the short plat to
the north, at 1909 jones Ave NE. B. Since the Right of Way Frontingthe site is 60’ wide no dedication shall be required. The planting strip
shall be increased from 8’ wide to 10’ wide to account for thisadditional ROW. In the case of this proposal the applicant should be
required to comply with consistently enforced codes for frontageimprovements of sidewalks and planter strips. The landscaping and
trees planted will provide the screening effect just as was required at1909 jones Ave NE. Furthermore the applica could choose to plant
other trees on within the property line or a privacy fence like theneighbor on the east side of the street or the neighbor to the north or
to the south. In the coming years the city of Renton will beexperiencing more growth and density and the need for safe
sidewalks is essential. If The applicant is not required to install thesidewalks then the fee in lieu should be provided as an option
consistent with what was done with the properties at 2301 jones AveNE and 1724 NE 14th ST Renton Wa. All three of these properties
are located within close proximity to the proposed Land useapplication. Driveway: In addition with the addition of this new
structure this driveway should be required to meet all COR codes andstandards for safety and consistency of code enforcement. Parking :
The applicant is not proposing the creation of any additional whichwill impact street parking increasing the need for safe sidewalks.
Front yard ADU: The existence of front yard ADU’s are out ofconsistency and character for this neighborhood and for the city of
Renton. In addition to its location if the Address side of the proposedstructure is facing the street direct access to the front door will likely
be blocked by the trees. In addition there is concern that the proposed30 foot set back meets the appropriate distance from these trees to not
impact the root systems. Further more I was attempting to build aFront yard ADU in April of 2022 with the company MyKabin. This
company reached out to the city of Renton and was told that Frontyard ADU’s are not allowed in the city of Renton and at this point I
began to work towards a short plat or subdividing my lot. Theapplicant has a large back yard that has minimal slope as the back
yard has been graded by the resident. The steep slope is at the rearedge of the property and buffering should be considered in addition to
establishing what is a safe distance to the slope buffer and minimumset back from the backside of the existing home. To the north at 1917
jones Ave NE a short plat was completed to construct a 3 story singlefamily residence. In addition at 1913 jones Ave Ne a short plat was
done and there will likely be an addition Single family residence builtin this high hazard land slide area with steep slope and the same noise
exposure. Noise: The sound of the freeway can be heard even on theeast side of jones avenue but can be reduced via window, door, and
sound insulation. The site map showing the landslide hazard areadepicts the entire 405 in the hazard zone while construction is
