The same Codes thatwere enforced with neighbors and residents in close proximity to thisProposed Land use Applicants location. This application is proposingto retain the trees in the Front of the address for a screening effect.These Trees are in the ROW. The proposal is ignoring the need forsidewalks to address safe walking conditions in our Neighborhood.A. That “Applicant shall match the new curb line set by the short platto the north, at 1909 jones Ave NE. B. Since the Right of WayFronting the site is 60’ wide no dedication shall be required. Theplanting strip shall be increased from 8’ wide to 10’ wide to accountfor this additional ROW. In the case of this proposal the applicantshould be required to comply with consistently enforced codes forfrontage improvements of sidewalks and planter strips. Thelandscaping and trees planted will provide the screening effect just aswas required at 1909 jones Ave NE. Furthermore the applicant couldchoose to plant other trees on/within the property line or a privacyfence like the neighbor on the east side of the street or the neighbor tothe north or to the south. In the coming years the city of Renton willbe experiencing more growth and density and the need for safesidewalks is essential. If The applicant is not required to install thesidewalks then the fee in lieu should be required as an optionconsistent with what was done with the properties at 2301 jones AveNE and 1724 NE 14th ST Renton Wa. All three of these propertiesare located within close proximity to the proposed Land useapplication. Driveway: With the addition of this new structure this Comments driveway should be required to meet all COR codes and standards forsafety and consistency of code enforcement. Parking : The applicant is not proposing the creation of any additional which will impactstreet parking increasing the need for safe sidewalks. The applicant currently and consistently has 4 vehicles parked at this residence.Along with a boat & Trailer. The addition of another residence with 1-2 vehicles will impact street parking increasing the need forsidewalks. Front yard ADU: The existence of front yard ADU’s are out of consistency and character for this neighborhood and for thecity of Renton. In addition to its location if the Address side of the proposed structure is facing the street direct access to the front doorwill likely be blocked by the trees. In addition there is concern that the proposed 30 foot set back meets the appropriate distance fromthese trees to not impact the root systems. Further more I was attempting to build a Front yard ADU in April of 2022 with thecompany MyKabin. This company reached out to the city of Renton and was told that Front yard ADU’s are not allowed in the city ofRenton and at this point I began to work towards a short plat or subdividing my lot. The applicant has a large back yard that hasminimal slope as the back yard has been graded by the resident. The steep slope is at the rear edge of the property and buffering should beconsidered in addition to establishing what is a safe distance to the slope buffer and minimum set back from the backside of the existinghome. To the north at 1917 jones Ave NE a short plat was completed to construct a 3 story single family residence. In addition at 1913jones Ave Ne a short plat was done and there will likely be the addition of a new construction Single family residence built in thishigh hazard land slide area with steep slope and the same noise exposure. Noise: The sound of the freeway can be heard even on theeast side of jones avenue but can be reduced via window, door, and sound insulation. With the location of this property being adjacent tothe freeway not only is the noise unavoidable, it is also what all residence face with properties adjacent to the freeway. The site mapshowing the landslide hazard area depicts the entire 405 in the hazard zone while construction is currently ongoing along this same portionof the Interstate 405. City of Renton Codes should be consistently enforced for all residents to prevent bias, favoritism, ordiscrimination. This ADU being apart of the City of Renton’s PRADU program should not exempt this Land use application fromcomplying with consistently enforced city of Renton Codes, Covenants and Restrictions.
