PROPOSED USE OF THE PROPERTY AND SCOPE OF THE PROPOSED DEVELOPMENT
The proposed project is to add approximately 6,400 square feet of new Church Office Space, The Church
building will be located at the North portion of the existing parking lot. The new building will only be
used as Church Office Space and affairs. The Church office will remove 39 existing parking spaces.
ESTIMATED CONSTRUCTION COST AND ESTIMATED FAIR MARKET VALUE OF THE PROPOSED PROJECT
The estimated construction costs for the proposed building addition project at fair market value are
estimated to be roughly $2,400,000 for Building + Onsite earthwork & Utilities $550,000 = Total
$2,950,000. ROM attached.
REQUIRED OFF-SITE IMPROVEMENTS (i.e., INSTALLATION OF SIDEWALKS, UNDERGROUND UTLILITES,
ETC.)
Per the City of Renton Municipal Code (RMC) section 4.6.06, this project triggers the threshold for
frontage improvements for additions exceeding $150,000.
The City has required the Church to change the curb cut, sidewalk and landscaping along 152nd Ave to
meet current landuse codes.
REQUEST
That the modification to not update the 152nd street to follow the current design standards. The
standards along 152nd were originally met 12 years ago in a previous project.
Currently the infrastructure in place meets the safety requirements, is functional, has the same local
appearance as the properties in the vicinity, meets environmental protection and is maintainable.
Keeping the infrastructure in place will not create adverse impacts to neighboring properties and will
not be injurious to other properties in the near vicinity. The powerlines and road improvements along
152nd at one time conformed to the intent and purpose of the code and should be grandfathered in.
New Life Church has appreciated being part of a community that supports each other and strives to
provide a healthy, safe, interactive environment for families to live and conduct business. The growth
and reputation of New Life Church signifies our effort to be a part of that process. We strongly believe
that the financial burden to convert the overhead utility infrastructure to underground is an impractical
requirement and is not consistent with the philosophy of Renton’s City Council.
We strongly request your consideration to approve this modification for this proposed project.
