Mr . Keyes pointed out that the office portion of the building would be aesthetically pleasing as a result of the exterior design , which includes exposed aggregate tinted glass windows , subtle colors on the office , hangar , and nose hangar portions of the facility , and landscaping . A discussion of the contents of the proposed Airport Master Plan was discussed . Mr. Teegarden expressed a desire that the plan should include goals and objectives relative to land use and design -alternatives on the airport. CONSIDERATIONS : It was determined that the placement and size of the building were difficult to change. This left only the elements of exterior design and proper use of landscaping as methods to reduce the impact of the large structure. It was felt that additional landscaping adjacent to the building and parking area should be provided . Staff indicated that they would work with the applicant on this item . Also , proper color choice and architectural treatment of the mansard roof on the office building were con- sidered to be necessary in reducing the visual impacts of the structure. The landscape plan adjacent to the building has been revised to include a minimum 7 ' planter strip along the south and west wall of the proposed office building and a 7 ' strip along the south shop building between the office and nose dock . The planter is to extend around the southwest corner approximately 7 ' from building corner ) allowing 24 foot clearance for the hangar doors . 2 . The plant material shall consist of evergreen columnar trees (approximately 5 ' -6 ' O . C . and 6 ' -8 ' in height) , evergreen flowering shrubs located in window areas ( Escallonia - 3 ' -4 ' O . C . and 2 ' -3 ' in height ) , and dwarf mugho pines located at the entrance and corners . Responding to questions from the Commission , Mr . Bennett described probable utilization of the parking facilities and control of vehicular traffic and park- ing on the airport . He stated that the applicant will be responsible for development of the parking lot and provisions for paving , drainage , and landscaping in accordance with the lease . The greatest con- cern involved the aesthetic impact of the proposed hangar facility on the front entrance of the airport . Mr . Bennett and Mr. Keyes spoke in response to those concerns , noting the need for such a facility at the Renton Airport to serve larger aircraft , the type of services to be provided , the limited space available for an alternative location , the pending review by the Federal Aviation Administration regarding the safety of the proposal , the trend to fueling by truck rather than through a gas island , and the provision for a fire wall on the proposed hangar for fire pro- tection .
