A presentation was requested of the applicant.
Jim Akers , 911 So . Third , son of the applicant, des-
cribed the location of the property and the nature of . .
the neighborhood . He indicated that they may construct
a real estate office on the site in the future and have
obtained the concurrence of the neighbors . Mr . Akers
then responded to questions from the Commission con-
cerning the possible use of the existing single family.

area were viewed . The Planning Director discussed the
matter of impact on adjacent properties .
Discussion by the Planning Commission followed regard-
ing : proposed use for the property , size of the site ,
specifications of the B- 1 zone , parking requirements ,
and anticipated dimensions of the proposed structure .
The Chairman then invited comment from the audience .
Dean Bitney, 1082 Anacortes N . E . , Renton , noting that
he did not object to the rezone, indicated his felling
that the request was premature, inasmuch as a definite
site plan has not been established . He also noted his
interest in upgrading the area .
Duane Tandy, 123 Factory , Renton , expressed his concern ,
regarding the size of the lot, the type of business
planned , and the impact on traffic .
Discussion among the Planning Commissioners followed
relative to the usage of the alley , appropriateness of
the request , and anticipated growth of the area . IT
WAS THEN
ACTION:
MOVED BY TEEGARDEN, SECONDED BY MOLA, THAT THE APPLICA.-
TION BE REFERRED TO THE SPECIAL STUDIES COMMITTEE FOR
STUDY AND REPORT BACK AT THE JUNE 23, 1976, MEETING .
MOTION CARRIED. .
The Chairman advised Mr . Akers 'of the action taken and
that he would be contacted further by the committee and
staff.

A review of the proposed request was given by the Plan-
ning Director at the invitation of the Chairman . He
discussed the following factors : location and size of
the site, proposed use and conformance with M-P zone
and parking and loading requirements .
The Chairman invited a' presentation from the applicant .

ing the applicant, described the proposed office-warehouse

facility, including its floor plan , size, and exterior treat-
ment: '' ' He noted that Perry Brothers , which consists of a dis-
tribution center for food products and packaged goods , is
planning to move its operation from Seattle to Renton . Plans
for receiving and shipping were discussed , and the proposed
construction schedule was noted . He then offered to reply
to questions from the Commission .
Mr. Sconzo then responded to inquiries from the Commissioners
concerning the following : plans for future expansion , pro-
visions for disposal and screening of waste products , park-
ing plans , overnight storage of vehicles , landscaping pro-
posals, details of the operation , planned setbacks , proposals
for loading and unloading of deliveries , and the front
entrance design .
Slides , aerial photographs , and maps of the area were
viewed with the Planning Director further describing pro-
posed site plans . Additional Planning Commission discussion
ensued relating to off-street parking , loading and unloading
and its effect on Powell Ave. S . W. , the number and frequency
of anticipated deliveries , use of rail service , landscaping
and parking plans , and the appropriateness of the site plan
proposal in relation to existing Earlington Park facilities .
The Chairman invited audience comment , but none was received .
IT WAS THEN MOVED BY TEEGARDEN , SECONDED BY GIST , THAT THE
PUBLIC HEARING BE CLOSED . MOTION CARRIED .
Following further discussion and deliberation , IT WAS
ACTION:
MOVED BY WIK, SECONDED BY WALKER, THAT THE PLANNING COMMIS-
SION APPROVE THE PROPOSED SITE PLAN WITH THE FOLLOWING PRO-
VISIONS:
1 . THAT THE LANDSCAPE AND CIRCULATION AND PARKING
PLAN BE APPROVED BY THE PLANNING DEPARTMENT.
2 . THAT PLANS FOR BEAUTIFICATION OF THE PRELOAD
AREA BE APPROVED BY THE STAFF.
3 .. THAT A BOND IN THE AMOUNT OF 150% OF THE ESTIMATED
COST OF LANDSCAPING INSTALLATION AND MAINTENANCE
FOR A THREE YEAR PERIOD BE SUBMITTED.
MOTION CARRIED UNANIMOUSLY.
A recess was declared at 9: 45 p .m. The meeting was resumed at

gutter, sidewalk or cross-sectional data of proposed land contours.
Plans cannot be approved without all data being submitted and legal corrected.
