Maple Highlands Plat: Project Narrative
Conner Homes at Maple Highlands, LLC proposes development of Maple Highlands (aka Chambers Plat),
a 12-lot single family subdivision located at 13818 152nd Avenue SE and 13929 154th Avenue SE, Renton.
Both properties are currently vacant single-family residences, with active demolition permits under
review at the City of Renton. The site area consists of 181,164 square feet (4.16 acres). The current and
proposed zoning of this area is R-4 (4 DU/AC). The proposed lot sizes range from 9,000 to 11,000 square
feet. The plat will have a storm detention pond servicing the subdivision. Frontage improvements are
proposed at the front of the properties, along 152nd Avenue SE, and along 154th Avenue SE. Sidewalk and
portions of the roadway fronting the properties will be repaired and/or newly constructed. A new public
road (SE 5th Place) providing access through the plat from 152nd Avenue SE and 154th Avenue SE is to be
built.
Trees 1 through 28 and 98 are to be protected and saved during site development. Trees 1 through 28
are of western red cedar (thuja plicata) species. Tree 98 is a douglas fir (pseudotsuga menziesii) species.
All other trees, 29 through 97 and 99 through 125, are to be removed during site development. No
critical areas are present at this site.
