RE: Project Narrative
Dear Reviewers,
This letter serves as the project narrative for the upcoming Tenant Improvement (TI) Project at 900 South
Grady Way, Renton, WA 98057.
Below, we will provide a detailed project description, including information about the new tenant that will occupy the
existing building.
Project Overview:
This project involves interior Tenant Improvement within the existing building located at 900 South Grady
Way, Renton, WA 98057.The building is situated on a 0.88 acres/38,180 S.F. corner lot adjacent to 3 streets as
indicated on Vicinity Map and Site Plan. The zoning of the existing lot is CD.
The Existing Building is a one-Story Structure with a Mezzanine, totaling 7,290 square feet in gross area.
Previously, it was utilized as a GYM/Fitness Center, and the proposed new tenant/business will be a Pet Day Care
facility, which aligns with the AD (Administrative Conditional Use) zoning requirements.
Under this Tenant Improvement project, all work will be confined to the interior of the building. It will encompass the
demolition of some interior walls, the construction of new interior walls for room separation, and certain cosmetic
enhancements such as wall and floor finishes. Our plan includes reconfiguring the existing two restrooms to ensure
ADA compliance and improved accessibility.
Additional work that was requested by the city during the Pre-Application includes the following:
Removing the Existing nonconforming Chain Link Fence and Replacing it with New Vinyl Fence as shown on A/A1.0
and Detailed on 9/A1.1.
New Landscape will be Placed for the first 15 feet from the property line along S Grady Way and Williams Ave S as
shown on Architectural A/A1.0 and Landscape Plans.
A dedicated Trash Enclosure Area is proposed and shown on A/A1.0
No structural modifications are proposed under this permit, and there will be no alterations to the exterior walls of
the building.
Furthermore, no additional square footage will be added to the building, and there will be no changes to the
building's envelope.
The estimated construction Cost for this project is $60,000 – $70,000.

Tenant / New Proposed Business Overview:
Sam and Kelli McEntire are the proud owners of Ranier Dog Resort & Spa, a premier dog boarding and
daycare facility. Their goal is to relocate their well-established business to this subject location.
At Ranier Dog Resort & Spa, they are dedicated to providing a safe, clean, and comfortable environment for
dogs and cats. Their services include top-notch boarding accommodations and engaging activities designed to keep
their furry guests happy and active. Safety is a top priority, and they have a highly trained staff well-versed in dog
behavior and body language to ensure every pet enjoys secure playtime. To maintain a high level of care, they limit
their playgroups to no more than 15 dogs per session.
The operating hours of Ranier Dog Resort & Spa are from 7 am to 6 pm, with outdoor group play sessions occurring
between 10 am and 4 pm.
The reputation of Sam and Kelli's business speaks volumes, as their satisfied customers frequently express
their appreciation through positive Google reviews and recommendations to friends and family. Since opening their
doors in March 2022 in Auburn, they've garnered over 1000 loyal clients within a year and a half.
Sam and Kelli McEntire are enthusiastic about relocating their business to Renton and serving this vibrant
community. Renton boasts a thriving population of dog and cat lovers, yet there's a significant gap in pet boarding
services within the city limits. Currently, no commercial dog boarding facilities exist in Renton, and Sam and Kelli
believe their facility can fill this void effectively. With over 107,000 residents in Renton and the increasing trend of
pet ownership (currently at 68% of households in the US), their business is well-positioned to meet the growing
demand for pet care services.
