Front porch needs to be at least 12 inches above grade.

Windows and doors shall constitute 25 percent (25%) of all facades facing street frontages. Provide
window area and gross facade area calculations of all facades facing the street. RMC4‐2‐115E3,
Windows and Doors.
Area calculations are not needed, by visual inspection the east and west elevations clearly exceed this
requirement, and the south elevation clearly does not meet this requirement. A modification is
requested for the south elevation.

If one siding material is used on any side of the dwelling that is two (2) stories or greater in height, a
horizontal band that measures at least eight inches (8") is required between the first and second story.
Additionally, one (1) of the following is required.
1. Three and one‐half inch (3.5") minimum trim surrounds all windows and details all doors, or
2. A combination of shutters and three and one‐half inches (3.5") minimum trim details all windows, and
three and one‐half inches (3.5") minimum trim details all doors.
No band between the first and second floor is shown. Trim measurements need to be shown.
The south elevation incorporates two separate siding materials; horizontal lap siding above, and shingle
siding below, separated by a continuous trim band. These two siding materials are also differentiated by
two separate colors. All street facing windows and doors are trimmed with a minimum 1x4 at sill, jambs,
and head. A band between the first and second floor is not required.

Version 2 comments included an incorrect code reference. Version 1 comments, referenced in Version 2,
included the correct code reference on the site plan and was not addressed.
Your comment regarding the existing garage is not applicable per RMC‐4‐2‐115B1. The standards of Site
Design subsection are required to be addressed at the time of subdivision application. Garage standards
are part of Site Design, and this is not a subdivision application.

A modification is required to deviate from applicable RMC 4‐2‐115 Standards. A modification request is
required to be reviewed and approved prior to Planning's approval of the building permit; each
modification request has a fee of $290.00. Contact planning through email at
avangordon@rentonwa.gov if there are questions.
A modification is requested for deviation from minimum glazing area at a façade facing the street.
A Master Application form and a Modification of Residential Design Regulations form will be submitted
along with a copy of the plan set sheets A0 Site Plan and A4 Building Elevations.
