SUBJECT: R. C. Houghton Appeal - Shoreline Development Permit
The Engineering Division has reviewed and does approve the above noted
application. -
Sanitary sewers are available and as adjoining properties have been
developed by the same process we can see no reason for denial.
Utmost care must be taken during the fill and rock placement to dis-
turb the water quality as little as possible. Certainly after completion,
the erosion process caused by prevalent westerly winds will be halted and
water quality will improve as a direct result. Long term impact will be
insignificant, except as noted by the Building Department. .

Dear Mr . Houghton :
The Planning Department has completed its review of your Shoreline
Substantial Development Permit application . The application as
proposed is denied for the following reasons : ( 1) It is incompat-
ible with Section 7 .08, Landfills of the Renton Shoreline Master
Program, and the Landfill Section of the Lake Washington Regional
Shoreline Goals and Policies . (2) Responses to the proposal—from
thethe Department of Ecology and the Department of Fisheries were
generally unfavorable . ( 3) The project would also have the poten-
tial of significant environmental and precedence setting land use
impacts .

Your inquiries regarding possible alternatives have been considered ,
specifically concerning a minor fill and riprap for single family
moorage purposes . This may be a possible alternative use for the
site . However , we ask that you submit revised plans indicating
such a proposed use for our review and consideration .
The Renton Shoreline Master Program also establishes appeal and
variance procedures . An appeal from this Department ' s decision
and/or variance request may be made to the Planning Commission
within thirty- ( 30) days of the receipt of this letter .
