HomeMy WebLinkAboutConditionsOfApprovalLetter_FinalPlat_106thRenton_061224June 14, 2024 City of Renton ATTN: Mike Sippo, Civil Engineer III 1055 S Grady Way, 6th Floor Renton, WA 98057 Subject: Application #: LUA 16-000981 Location: 17018 & 17022 106th Ave SE – The Plat of Sapphire on 106th Parcel #: 0087000265 & 0087000270 Dear Review Team, Listed below are the responses to the preliminary plat Conditions of Approval dated May 2, 2018, referenced in accordance with your item numbers. Item #1 A detailed landscape plan, including but not limited to, an on-site 10- foot landscape strip along all street frontages and meeting the requirements of RMC 4- 8- 120D. 12 shall be submitted at the time of Construction Permit review for review and approval by the Current Planning Manager. Landscaping plans were provided and approved as part of civil engineering drawings for R-404112 Item #2 A final tree retention and replacement plan shall be submitted at the time of Construction Permit application for review and approval by the Current Planning Project Manager. Final Tree retention and replacement plan (later revised and approved) was provided and approved as part of civil engineering drawings for R-404112 Item #3 Driveway access to Lots 5 and 6 shall be provided via the hammerhead easement. A note to this effect shall be recorded on the face of the final plat. Driveway access for lots 5 and 6 was provided via the hammerhead easement and note is on final plat. Item #4 A Homeowners Association shall be established prior to final plat approval for the maintenance of any shared improvements and/or landscaping. A draft of the CC& Rs for the Homeowners Association shall be submitted for review and approval prior to the recording of the final plat. Homeowners association with CC&R’s has been done, waiting on city review of them to set up final association with state of Washington. Item #5 Any proposed retaining walls shall be required to comply with the maximum height of seventy two inches (72"), provided that adjacent to the public right-of-way, the maximum height permitted shall be forty-eight inches (48") and there shall be a 3- foot (3') landscaped setback between the public right-of-way and the base of the wall. No landscaping walls next to right of way and not landscaping walls are over 4’. Item #6 Any proposal to convert the Stormwater vault within Tract A to a Stormwater detention pond shall be considered a Major Plat Amendment subject to the requirements outlined under RMC 4-7-080M.2. Stormwater vault remained vault so not an issue. Item #7 The proposed stormwater vault within Tract A shall be located entirely below ground. Engineered construction plans showing the vault entirely below ground shall be submitted to the Engineering Plan Reviewer at the time of Construction Permit review for review and approval. The constructed stormwater vault is entirely underground and was submitted and approved for construction by city of Renton as part of plat construction. Item #8 The applicant shall dedicate land for right of way, if necessary, to comply with City street and right of way standards along the project frontage of 106th Avenue SE. No right of way dedication is for 106th Avenue was needed, SE 170th place is being dedicated to City of Renton as part of final plat. Item #9 The applicant shall design and install the water distribution system, including the placement of hydrants, in accordance with the Fire Department requirements. Water and Sewer distribution systems were approved and have been installed through Soos Creek, and are in accordance with Fire Dept Requirements. Item #10 The City shall approve all proposed street names. The city has proved street names and addresses for project. Item #11 All proposed utilities shall be underground and constructed in a manner which will permit the planting of trees. Any cable TV conduits shall be undergrounded at the same time as other basic utilities are installed to serve each lot and shall be constructed in accordance with RMC 4-7-200(E). All utilities are underground per City of Renton requirements. Item #12 The subdivider shall install all street name signs necessary in the subdivision. Street signs have been ordered and will be installed prior to plat completion per city of Renton requirements. Please feel free to contact us with any questions you may have.
